Fripp Investment Property

Fripp Island realestate has been a popular tourist destination for many years. With a limited rental inventory, many investors are looking at Fripp investment property, and especially Fripp waterfront property, as a potential transition investment/reinvestment strategy. This article looks at the pros and cons of this market.

Located in Beaufort County, South Carolina, Fripp investment property has many of the same real estate and economic dynamics of other barrier islands in the area. First, it is home to many resorts and golf courses and only has a small number of full time residents. Indeed, out of all of the residential properties on Fripp, only a small percentage are used for primary residences. Silly things can help us to achieve important things. Today will be a silly day.

Echo-words are so much fun to say. They feel good on our tongue and often make us laugh -- at least when we first hear them. I just learned the term argy-bargy, and I laughed when I heard it. It means an argument or to argue; its both a noun and a verb. Its cousin is argle-bargle with the same definition.

Argy came from argument and then it picked up an echo along the way and became argy-bargy. Can you imagine the possible results when you begin to use the term? Lets not argy-bargy. That alone might defuse any tense situation. Incorporate it into your vocabulary and enjoy the pattern interrupt whenever you use it.

Hurly-burly is another echo-word. Hurly comes from the root meaning to howl. Sometime in history burly joined hurly because it rhymed. We seem to like echo words -- hodge-podge, wishy-washy, what else?

A BUNCH OF GIBBERISH

Make an echo for your name. Make several. Say aloud: My name is Julie-bulie, or Stephanie-yephanie, or Richard-slichard [use your own name, of course. You are messing around and messing around is good. Messing around loosens up the paths in your brain and the habits of your tongue. Messing around supports your creativity.

I like nonsense. It breaks up the brain cells. Dr. Seuss

Now for more messing around, more creativity push-ups. Talk gibberish. Say only nonsense syllables. If you have trouble starting, take each of the vowels sounds and use variations of them. O, zo, po, kwo, ifmo, noto, tooro, ogtolopo.

You might want to find a friend and have a whole conversation in gibberish. You will be surprised at the level of communication. (We often use gibberish in training programs to how much of communication is nonverbal.) And you will surprised at how much you will laugh. Remember all those gifts that laughter gives you?

Spend several minutes speaking gibberish and see what happens. You will feel your mind freeing up. You will feel released. You may not be able to stop.

Silly is one of the most powerful creativity inducers you have. Hey, reader-kreader, get silly-pilly now.

And Today . . .

I have a friend who is a comic and character actor, and a master of gibberish. A fun kind of friend to have. He is also a jazz musician. He introduced me to the amazing activity of scatting.

Jazz musicians improvise with their instruments. Some jazz singers improvise in a certain way with their instruments, their vocal cords. They scat. Scatting is like gibberish set to music. They sing nonsense syllables. When you hear scatting, you hear a kind of freedom and often some playfulness.

Yep, thats your assignment for today -- scatting. Get out your favorite music and scat to it. Get your whole body involved. Scat at the top of your lungs and below a whisper. Let the neighbors hear (or co-workers, if appropriate). Then scat so softly you can barely hear it. Mess around, scat around, play around.

When you are not near music, scat to the songs in your head.

Scat no less than fifteen minutes today, preferably much more. Scatter your scatting throughout the day. You will enjoy that freedom after you jump in and do it. Break the silly barrier and try it. What have you got to lose?

You will dissolve some ruts in your brain and some furrows in your brow. And scatting can be very aerobic when you bring your body along.

What a LULU (Loosen Up, Lighten Up) day this is going to be.

Ten Tips for a Top Safari

For many people, an African Safari is an experience they want to cherish forever, and for good reason. A Safari experience is a special, soul-awakening adventure. It will excite. It will inspire. It is the experience of a lifetime.

Ten Tips for a fantastic Safari experience

Plan

Vital to any successful travel experience is proper planning. This is as important for an African Safari as it is for an intercontinental overland adventure trip. I will of course concede that the latter may take a fair bit more work...

Clothing

This is Africa and casual clothes are the order of the day. Neutral-colours are recommended such as beiges, browns and khakis to avoid alarming the game. Comfort is key to a pleasurable experience, so take along lightweight comfortable clothing.

Footwear Comfortable enclosed walking shoes are advisable. This especially important if you intend to enjoy the sights, sounds and smells of a bush walk.

Sun Protection

Take along a hat, sunglasses and sun protection cream.

Photography

Whether you're planning on getting that once-in-a-lifetime Safari snap or merely looking to have some kind of photographic record to share your safari experience with friends back home, remember to pack plenty of extra film or digital storage media and batteries.

Passports, Visas and customs concessions

Ensure that you have your valid passport. In some instances a Visa may be required as well. Confirm the specifics with your travel agent to ensure a trouble-free experience.

You will also need to acquaint yourself with the customs restrictions of the country you are visiting as well as your own country so that you don't experience any problems when entering either country.

Time differences

Southern Africa is seven hours ahead of Eastern Standard Time. If you are traveling across time zones, your body will need to adjust during the first few days of your trip. Bear this in mind when planning your trip.

Malaria precautions

Breast Enhancement The Natural Way to Do It

Having a well-filled breast is almost every woman's dream. In a society like ours where having big breasts is adored and given such emphasis, it is not surprising that every flat-chested woman desires to be well-endowed. Various breast enhancement products have come to the forefront that promise to give fuller breasts. But there's no proof that they really work. If these estrogens were powerful enough to be effective, the creams wouldn't be available over the counters, notes Seth Matarasso, M.D., an associate clinical professor of dermatology at the University of California, San Francisco. No pill can safely increase your breast size, says Kelly Shanahan, ob/gyn and author of Your Over-35 Week-by-Week Pregnancy Guide. While nothing short of surgery will make your boobs look like that of Pamela Anderson's, there are less invasive options that can make a difference. Here's the ultimate guide to beautiful breasts at any age.

1. Exercise

Okay, so exercise won't add inches to your breasts. Breasts are largely fatty tissue and there's no exercise to grow fat. But exercise can make your breasts sit higher and more even on your chest because it builds up pectoral muscles directly below the breasts. This pushes the breasts outward giving them the appearance of being a bit larger. If you strengthen your back muscles, you can also improve your posture and make your chest look a hundred times better. Try to do the following exercise everyday to increase your breast size naturally and to firm them up:

a. The Push-ups:
This will help keep your chest muscles firm and toned. To do this, put your hands and knees on the floor with your back flat. Align your hands with your bust. Bend your arms and lower yourself until your chest almost touches the floor. Then push yourself back up to the starting position. Hold this pose for a few seconds and then bend your arms again bringing your torso down a few inches to the floor. Repeat this ten times. On the second week, perform two full sets of ten repetitions. And on the third week thereafter, do three full sets every other day.

b. Modified Push-ups
This is akin to the push-ups mentioned earlier. The only difference is that instead of the hands and knees on the floor, the lower arms, the elbows and toes are placed against the floor. The torso is raised up but your lower arms and elbows and toes are kept on the floor.

c. The back extension
Back extensions strengthen your upper and lower back muscles, thus improving posture. To do this, after each set of push-ups, lie facedown on the floor, lift one arm and the opposing leg a few inches straight in the air simultaneously, and hold on for a count of ten. Do the move twice on each side.

d. Bench Press:
This is the best exercise for shaping and firming your bust line because aside from shaping and firming the bust line, it also sculpts the shoulders and tightens the triceps. To perform this exercise, lie flat on a bench, with one foot on each side of the bench touching the floor. Firmly press your head, shoulders, back and butt on the bench while sticking up your chest. Keep the dumbbells about 18-20 inches apart and parallel to the floor with your palms facing upwards. Slowly push the dumbbells straight up, away from your chest. Fully extend your arms but don't lock your elbows when arms are fully extended. The dumbbells should now be approximately a few feet above your chest. Pause slightly at the top of the movement then slowly lower the dumbbells back down to the starting position. Inhale and hold your breath as you lower the dumbbells. When they reach the chest, begin to move the weight upward again. Exhale as you pass the point of greatest resistance. Repeat this 8 to 12 times to complete one set. You can perform about 1 to 3 sets at a session and about 3 sessions per week with a day's rest between sessions.

e. Breast Press
Using two three-to-five pound dumbbells, sit on the edge of a chair with your back straight, arms at your sides. Lean forward slightly at your hips, and bend your elbows to 90 degrees, keeping the palms down. Raise your arms from the shoulders so your elbows reach shoulder level, your hands in front and to each side. Hold this position for a count of four, and then return to your start position. Repeat this ten times.

f. Arm Swings
While standing erect, swing your right arm clockwise for eight counts while the left arm rests at your side. Then let your right arm rest at your side and swing your left arm clockwise also for eight counts. Repeat this exercise on both arms only this time the movement is counterclockwise.

g. Stand-up Push-ups
Stand facing a wall at arm's length. Place palms on the wall. Push against the wall as if you were pushing it away, without bending arms at the elbow. Hold for eight counts and relax arms for eight counts. Repeat this eight to twenty times a day.

h. Apply Pressure
Massage the upper and outer area of your bust in circular motions applying gentle pressure. This helps stimulate circulation on the muscles and help tone the fatty tissue of the breasts.

2. The Perfect Boosting Bra

If your boobs appear sacked out on your rib cage or distinctively lopsided, maybe the problem is your bra. You'll get the sexiest support if you look for the following features:

a. Supportive cups
If your breasts are saggy, they'll sit in the bottom of the sheer cup, says Stacey Ellis, a bra-fit specialist for Nordstrom. Look for a bra with lined cups that are slightly firm to touch.

b. A firm, solid back
Flimsy cotton and lace may not be strong enough to pull your breasts up. A bra with a wide, tightly woven back will help hoist you up in front.

c. Underwire
Underwire bras give a good lift to your busts because they provide good support underneath. Just make sure the wire surrounds the breast tissue and is a perfect fit to your breasts otherwise you'd be uncomfortable to wear them.

d. Padded bra
Padded bras don't just make your breasts appear bigger but they also provide added protection to your breasts from accidental nudges in public and crowded places.

3. Nutrition

Nutrition is one of the factors that influence the growth of breasts.
How you look reflects the things that you put in your body. If you want your breasts to look good, I recommend you exercise healthy food choices. Include fresh fruits and vegetables in your diet. Women with poor diets tend to have smaller breasts while women who are overweight tend to have larger breasts. Also add Til or sesame seeds in your intake. They are known to be effective in firming the breasts of women because they contain calcium, protein, iron and phosphorous. The oil also can be applied on the breast to make it look less droopy.

Although having well-filled breasts makes a woman feel more confident about herself, the lack of breast tissue does not make her less than a woman. Beauty is not gauged on breast size alone. The truth is, most women look pretty in their own ways. But one of the biggest things that makes a person attractive is a positive attitude towards oneself and other people. People are easily drawn to women who exude such compelling influence, no matter what size of breasts they have. So, if you wanna attract more people, don't just focus on having bigger breasts and wanting what you don't have, instead work your way up with your self-esteem. Family Safety Tips For Fairs Festivals And Amusement Parks

How do you keep your child ?stranger proof? this summer? When children are out of school, there is more time for families to make life-lasting memories when going out to enjoy fairs, festivals, and amusement parks. Here?s a plan to keep them safe.

Parents, you know there is always an increased stress when it comes to the safety and security of your family during an outing. Can?t stand the anxiety? Not sure where to start? Take a few minutes with a family safety plan by following some of these easy steps so it?s not just the kids having all the fun?you can too!

Before going to the event, tell your child...

... to have fun while paying attention to where they are and who they are with at all times.

...they should not be alone in the park or become isolated with anyone, even characters in costume. Tell them not to accept any prizes, offers, or gifts from anyone until they have checked with you FIRST.

...they should be cautioned not to engage in conversation with or offer assistance to anyone until they have checked with you.

...to tell you if anyone approaches them or makes them feel uncomfortable. Tell you children if they are approached by anyone who tries to take them to yell ?This person is not my father (mother)!? and do whatever they need to do (kick, punch, scratch,) to get away from that person.

...if you become separated in the park to go to the closest ?Help/Information Center? to ask the people there to ?find my parents and bring them to me here at this Center? or, in the case of older children, make the ?Help/Information Center? the spot where you can ?meet up?. Make sure your child understands they should never search for you on their own or look for you outside the park, especially in the parking lot.

...these rules also apply when they are taking part in a field trip through their school or youth group. If you are not joining them for the trip, they need to check first with and tell the responsible adult in charge or a designated chaperone if anything is wrong.

As a parent you should...

...get all the information about the park prior to you trip, and review the park guidelines, particularly those regarding lost children. Discuss the information with your family, including what to do if you become separated. As your children what they would do in certain situations, and practice appropriate actions and responses with your children.

...get a map immediately arriving, identify the ?Help/Information Centers? throughout the park and reinforce the idea these are the places for children to go to in case you become separated in the park. Making a plan before hand, in case you are separated, should greatly speed up the reunion.

...talk to your child about who can help them if they become lost, need help, or are in trouble. Examples: park personnel with nametags or uniforms or mothers with strollers and children.

...never let your child use public bathrooms or changing facilities alone.

...not put your child?s name prominently displayed on clothing, backpacks, or jewelry.

...make sure your child has emergency contact numbers with them if they ever need assistance including your cell phone numbers.

...dress your child in or asking them to wear brightly colored clothes so you can easily spot them in the park.

...accompany young children on rides in the park. Older children should stay in groups and take a friend with them wherever they go in the park. If you decide to let young children go on rides without you, wait with them in line, watch them enter the ride, and immediately meet them when they exit the ride.

...immediately report any suspicious or inappropriate behavior to authorities.

...make certain your child has change to use the telephone. If you have a cell phone or pager, make certain your children know those numbers and how to activate them on the phone. Parents might want to invest in two way radios so family members can keep in contact with each other.

...immediately report your child missing if you become separated. Be prepared to give an accurate and detailed description of your child. You should carry a recent photograph and be able to accurately describe the clothing the your child is wearing

...make certain there is going to be qualified supervision of the children by responsible adults when granting permission for your child to go on a field trip.

By taking the time to share with your family a safety plan for your next trip to a fair, festival or amusement park fun can be had by all, without the worry of a family member missing or lost.

The New Trend in Breast Pump Design: Massage


Once as a mother of a breastfeeding infant, I found myself in a circumstance where I was in need of a serious breast pump. I rented a hospital grade breast pump of a major brand. The first time I used it, I did not know whether I should be sick or faint. I wish someone had warned me that I would see my nipples assume a pointy shape that I had never dreamed they were capable of. I immediately wondered why they could not design a breast pump to work like a baby's mouth. From what I observed, the baby compresses the areola and nipple with mouth and jaw action. Although I cannot see what is going on inside the baby's mouth I am skeptical that a breast pump replicates that action. Breast pump design harkens back to machines that were intended for milking cows. Most breast pumps tug or pull on the nipple in a suck and release rhythm. What you see is the nipple going point, relax, point, relax like some enthusiastic member of an aerobic exercise class.


Now enter the newest innovation in breast pump design: the massaging breast pump. Some breast pumps claim or seem to have more of the massage element than others. The Playtex Embrace Breast Pump, the manual Dr. Brown's Natural Comfort Breast Pump and the Whittlestone Breast Expressers are all pumps that express milk without stretching the nipple in the tug-and-pull style. The Avent Isis breast pumps, manual and electrics, have funnels with Let-down Massage Cushions, which have massaging petals or bumps on it. These massaging petals move in and out with the suction rhythm of the pump. Medela and Ameda are the longest established and most reputable makers of breast pumps. Their most recent innovations have been in areas of design not related to massage: the 2-Phase Expression in the Medela Symphony, Medela Pump In Style Advanced, Medela Harmony and Medela Swing breast pumps and the Hygienikit feature in the Ameda Purely Yours and Ameda Elite breast pumps. These companies have each made one small contribution to the massage trend: the Medela SoftFit breast shield and the Ameda Flexishield flange. These parts work with any of their breast pumps and massage by flexing in a more static way, accompanied by the traditional tug-and pull suction.


Are these massaging breast pumps more comfortable, more effective at expressing breast milk, or at least, do they feel more like a baby nursing than other pumps?
I have read hundreds of breast pump reviews and I find the two major complaints against breast pumps are issues of comfort and effectiveness at removing breast milk. Addressing just the comfort issue, there can be many causes of discomfort and it is important that women investigate and eliminate those causes in their breast pumping where possible, to prevent injury and to expedite milk let-down. However, I am inclined to believe this unnatural tug-and-pull motion can be the cause of emotional and physical distress to women until they get used to it or overcome it with persistence.


Now who can object to massage as a concept? Of all these massaging breast pumps on the market only one has received enough independent consumer reviews to satisfy me that consumers have reached a positive, though not unanimous, consensus about it. The other breast pumps are just too new or have not been marketed extensively enough to know whether women will find them more comfortable or more effective than traditional vacuum-only pumps. I applaud efforts to redesign and improve the breast pump, but I can only now hope for a time that most breast pumps will deliver on their promise of feeling just like baby.

Eddie Bauer Gridlock Charcoal Stroller

When choosing a baby stroller it can be very challenging to you as a parent having to face, as your child grow from an infant to a toddler. Being a first time parent, I encountered what I called the baby stroller challenge. I tested and tried out a few different name brand strollers and found that the Eddie Bauer Gridlock Charcoal Stroller is the one I was looking for.

The features on the Eddie Bauer Stroller impressed me. The stroller is easy to assemble and has a solid lightweight aluminum frame. It has multiple reclining positions that allow you to adjust the angle of the seat just like in a car. The stroller can be lock at the rear wheels, by pushing down on the red tab with your foot or hand to insure no movement and easily pull up to release the brakes. It stands on its own when folded and locks and is unable to open unless you presses the red lever located on the handle bar. When opening the stroller it snaps into place so the stroller would not fold up and harm your child.

Another feature it has is the weight capacity max up to 40 pounds and safety 5-point harness to keep your baby secure, and you can easily adjust the seat to one of several angles, including laying flat, for your baby's comfort. An oversized storage basket beneath the seat provides plenty of room for toys, clothes, and snacks, and the stroller comes with removable trays and cup holders that can be positioned in front of your baby or across the steering handles for you, mom or dad.

I bought the Eddie Bauer Stroller in 2006 because of all the safety features it as. The number one thing my son thought me, is safety and that comes first.

Exploring the Explorer


Released in 1990 and is continually being manufactured at present, the Ford Explorer is a midsize sport utility vehicle that is crafted by the Ford Motor Company. Since its introduction, the Ford Explorer has never failed to be the best-selling midsize SUV in the United States. The Ford Motor Company certainly bothered to take time to facilitate a safe driving and experience in the 2006 Ford Explorer. It has ten standard advanced safety technologies in it among which seven of these are new to the mid-size SUV class. Nissan Taps New SUV Design for Young Urbanites



Imagine a black-and-gray camouflage-style pattern of rhinoceroses, skulls and dice incorporated in a sport utility vehicle. Captivating and exotic, isn't it? This concept of an SUV, which is one of Ecko's 2 concepts, will not be available in the industry though. Nonetheless, New York fashion designer and graffiti artist Marc Ecko made customized versions of Nissan SUVs with a more captivating look and price tag.



The 2 concept SUVs with Ecko's exotic design were showcased in Nashville. However, they were already displayed at several auto events across the country after it debuted in New York last October. Ecko's Pathfinder is given a custom black-and-gray paint that camouflages his signature rhino logo and skulls and dice meant to mirror toughness and the ?gambles people take in life. Langan's Brasserie in The Seventies



The most popular restaurants in the Seventies were places to see and to be seen in. The newly opened Langan's Brasserie in Stratton Street, on the site of the old Coq D'Or, fitted this bill perfectly. Peter Langan, the alcoholic genius who created the restaurant, hosted preview dinners, leading up to the opening in 1976. The ambience was enticing, donated fine art splattered the walls, David Hockney designed the menus, but in those days, the food was the least interesting thing about the restaurant. It was the famous clientele that attracted the caf? society in droves. On one given weeknight, you could spot deranged members of the British aristocracy, Hockney, David Bailey, Jack Nicholson, Andy Warhol, The Shah of Persia, and President Gerald Ford munching away. (Statesmen were invariably encircled by tables of their security staff). Diners scoffed bangers and mash, while viewing the restaurant's visual froth, which included socialites, top models and their entourages of fashion designers and fashionable hairdressers.


Once the restaurant opened, if provincials booked a table, thinking they could star spot, they were shoved upstairs to 'Siberia', to ogle if they so wished, Patrick Procktor's freshly painted mural of Venice. The top table, which Peter Langan reserved for his friends was near the entrance, next to one of the big windows in the restaurant. One of the main attractions of the restaurant was Peter himself, who thrived on being an outrageously rude court jester. He revelled in verbally attacking his adoring customers, and behaved like a sexist pig towards his women victims. Funnily enough, trapped diners regarded it an honour if Peter descended on their tables and ruined their meals.


The Sculptor Peter Schleshinger drew a lovely portrait of me in the early Seventies, and the architect who bought it in order to scare his children loaned it to Langan's. It was shoved at the far end of the restaurant near the library on the ground floor, which gave me a legitimate excuse to 'see and be seen', while I table hopped through the restaurant in order to view it, during my days as a gossip columnist. The characters in Frantic, my novel about the early Seventies didn't make a habit of going out to swanky restaurants. That's because they were holed up in trendy cafes, modelled on the infamous Up All Night in Fulham Road, where wired partygoers used to come down from their drugs. 'One fading afternoon, in a popular Knightsbridge watering hole, Alice's pounding head lay submerged in her triple expresso coffee (she had spent a tough night at The Igloo)' is a quote from Frantic which illustrates the fad for all night cafes in the early Seventies. Food didn't seem to be so popular in those days.


The fodder was definitely the least important thing about Langan's, although the cr?me br?l?e was divine. It was the best thing on the menu, and one needed a pickaxe to crack the crust. When I interviewed Jackie Collins re: her book Hollywood Wives, we consumed cr?me br?l?e for our starter, main course and desert. And, no, we didn't have the top table. We had the second top one!

Home inspection plays a very important role in the real estate process. When you are buying or selling a home, you rely on a home inspector to provide an accurate and reliable inspection of a property. A home inspector will tell you about the condition of the home and help you avoid buying a home that needs major repairs. It is the perfect way to get an in-depth and impartial opinion of your next home before you buy it.

What to Expect

Typically, you will hire a home inspector either immediately before an offer is made on a home or as a contingency to a sale. Additionally, home inspections are ideal if you want to evaluate your home's condition or diagnose potential problems before they become serious issues.

Home inspectors perform the following duties:

Plumbing: Piping, fixtures, faucets, water heating and fuel storage systems, etc.

Electrical: Wiring, main service panels, conductors, switches, receptacles, etc.

Heating: Equipment, safety controls, distribution systems, chimneys, etc.

Air Conditioning and Heat Pumps: Cooling and air-handling equipment, controls and ducting, etc.

Interior: Partitions, ceilings, floors, railings, doors and windows, etc.

Insulation and Ventilation: Attics, walls, floors, foundations, kitchen and bathrooms, etc.

They will additionally perform the following services (sometimes for an extra fee): mold sampling, radon testing, asbestos evaluation, pests/wood destroying organisms, carbon monoxide testing, lead testing, and more. These services are not always available.

Do Language Learning Audio Tapes Really Work?


The audio tape language learning technique took a boost in popularity in the early 90s, when it was considered one of the most prolific learning methods of those times. As with all things that grow too popular for their own good, competition tried to take advantage and turn this popularity into something negative, stating that they can teach you the language better and faster than hose stereotypical, boring, inefficient audio tapes. Slowly, their fame went down and people started wondering if they actually work, after hearing how numerous competitors in the language learning market can do better and how they can do it faster. This article will try to shed some light on this subject and answer the question as to whether audio language learning tapes really work or not.


Most language learning specialists will agree that reading and listening are two extremely important factors for getting the basics and for improving the vocabulary of any given foreign language. Although reading sources are extremely easy to find (in local libraries, on the Internet, etc) listening ones aren't. Audio language learning tapes and the country's media culture are pretty much the only things that offer you something to listen to (and if that particular country's media culture is not very developed or it lacks completely, audio tapes are all you have left).


No one can really decide on which of the two methods, reading or listening, is better for learning a new language. Reading has the advantage of allowing you to memorize words quicker and for longer periods of time (cause visual memory is more powerful than audio memory) but then again you only have a rough idea on how to pronounce these new words. Audio tapes on the other hand, provide a good way to get your pronunciation skills up and running and also have the advantage of getting you familiar with using the foreign language in an actual conversation.


Truth be told, the best audio language learning tapes come together with reading material that complement what you hear. Some come with exact transcriptions of the audio, so you can read through while you're hearing things (helping you understand and memorize what the tape is saying better) while others provide translations of the stuff said on tape, which allows you to compare words, grammar rules, etc. If you have a choice, I would recommend getting an audio tape that has an exact transcription attached to it, since this helps a lot in attaining a powerful vocabulary and in learning how to pronounce words correctly.


So to answer the question, do language learning audio tapes really work? Yes they do, provided they have a decent quality and they take the learning process up gradually. Despite the slight fall in popularity, audio tapes remain one of the main language learning methods and if you've considered starting a new language at home, an audio tape might be the thing for you. Any selling approach that lacks a proven strategy, a practiced proficiency for its application and most significantly, a full understanding of its psychological, human behavioral import is at best, a wishful endeavor. Paul Shearstone 2003

No one ever questions the fact there are born athletes who, when compared to others, make what they do look effortless. For these athletes, instinct seems to guide them like a good road map. That is their gift.

Exceptional though they may be, even athletes like Wayne Gretzky or Michael Jordan, would never rise to their true potential without one integral ingredient - Coaching.

Although Ive written many articles on Coaching, this isnt one of them. I mention it only to point out that the aspect of coaching, is Mental. That is to say, gifted athletes already possess the physical skills necessary to excel. Nevertheless, it is only one aspect of their sporting expertise.

Who among us hasnt heard a professional coach say things like: I only want players with a good head on their shoulders or, I only want players with Heart!

What are they saying? They [Coaches are saying there is more than one key discipline for success in sports and that whats in the heart and head is more important than most all other attributes. The right knowledge and the right attitude, compensates for, often usurps, things like natural talent.

Can the same thing be said for Natural Born Sales People and the Discipline of Selling? Bet on it!

The Rule:

Renowned sales guru, Dale Carnegie, is known to be the architect of the Five Steps to a Sale selling process. Over the years, his successful program has stood the test of time and spawned many other successful interpretations upon his theme. Up Your Income! The reason for the success of Carnegies strategy is largely due to its simplicity. In short, five clearly defined, easy to understand Laws or Rules that apply to almost all products or services. For example:

Step #1: Talk to your customer Briefly regarding something that interests Them.

Easy to say but what does it mean? Simply put, when salespeople meet customers for the first time, they must say or do things to help with the initial Get-Ta-Know-Ya bonding process. Dale said, in your opening meeting with customers, the best way to get them to like you is to engage them in brief conversations about things they find most interesting. I could go on to elaborate further but the fact is, it works.

The real lesson here is, now knowing this Rule, those without natural born sales abilities can integrate it into their selling approach and be guaranteed better results in the introduction stage of the sale. Incorporating the four remaining steps can unquestionably level the playing field with other competitive seasoned selling professionals but only if the steps are applied Correctly!

The Application:

Home Depot may have every tool we could imagine but if you dont know how to use them, what good are they? In professional selling, RULES are TOOLS. Use them right and they work.

One need only look at the home libraries of most mediocre salespeople to find plenty of books and tapes filled with time-tested and proven rules designed to garner more sales, profit and success. The courses have been taken and the rules have been learned but sadly, NEVER PRACTICED!

Tiger Woods / Michael Jordan / Wayne Gretzky pick any one you like. At the top of their game, they still practice/d the basics [the Rules. Name any professional discipline; would a surgeon be allowed operate on someone without first having benefit of exhaustive practice? I sure hope not!

The irony is, selling is the only professional discipline that allows someone to start with no experience and learn on the job. Even a professional laborer has to apprentice first.

The point? Knowing what to say is only part of the success-formula in selling. Much like any Academy Award-Winning actor, his or her part is honed and made convincing [award-winning only through rehearsal and practice.

The Psychological Import:

Independent, confident personalities may make great leaders not always great believers. My policy in life has always been to be guarded in what information Ill take in or believe. How does this Rule psychologically embolden my interaction with the customer resulting in mutual respect, rapport and better communication? and so on.

At the risk of diluting this point, consider this. The worlds best Landscape Architects concentrate their designs more on the artistic value or utilitarian purposes of the open spaces where nothing is giving lesser importance and an academic expectation to the fact, the flora and fauna appeal is a given.

Comparing that to elite salespeople, their methodology is focused at a higher level, gravitating more toward the natural laws of human interaction and psychology the esoteric the essence for which the Rules of Selling were written and in which they find credibility. Their delivery appears effortless albeit transparently deliberate. What they do and the success they achieve is not by accident!

The Bottom Line:

The discipline of the Professional Sell is both an art and a science. As such and in keeping with all other disciplines, mastery finds bedrock in the academic understanding of its Laws, its Applications and its Rationales.

Ultralight Backpacks The Lightest

Why ultralight backpacks? Devotees of ultralight backpacking know you reduce your packweight most by concentrating on the ig three; backpack, shelter, and sleeping bag. Forget those 6-pound backpacks, 9-pound tents and 5-pound sleeping bags. Reduce that 20 pounds to less than 5, keep the other gear to 5 or 6 pounds, and you can chuck the hot and heavy hiking boots, put on the running shoes, and start enjoying those trails.

Four Ounce Ultralight Backpacks

No, that's not a typo. One of the ultralight backpacking suppliers recently came out with a light pack with a capacity of 1800 cubic inches, plus more in an expandable rear pocket. Designed to carry just fifteen pounds, It may be more fragile than the average pack, but it weighs just 3.7 ounces! With a pack that light you're well on your way to keeping your total packweight to fifteen pounds.

I bought a six ounce pack at Walmart. Maybe you didn't know they sold ultralight backpacks, and niether did they. I'm sure it was intended as a daypack. However, it has 1200 cubic inches and weighs only 6 ounces, so I'll use it for summer overnighters. At $4, it was light on the budget too.

It easy to imagine that a decent-sized backpack can be made at home that weighs less than 8 ounces. If it's a simple one, without extra pockets, made from light nylon material, how much could it weigh? Making your own may be the way to get the lightest backpack.

Alternatives To Ultralight Backpacks

I've used my 8-ounce duffle bag for backpacking. With no pockets, it's tough to organize things, but it has lots of room, and it is very tough. In practice, the full-length zipper makes it so easy to see everything that organization isn't very important.

I also have tied the duffle bag to an an old aluminum pack-frame, to create a full-suspension backpack. It has a hip belt, comfortable padded straps, and weighs exactly two pounds. It worked fine on a trip above timberline in the mountains of Montana. If there are any lighter exterior-frame ultralight backpacks out there, I haven't seen them.

You can also go on overnight trips with just a bivy sack, a bottle of water and a few granola bars in the pockets of your jacket. I've done this in the summer. Of course, I suppose without ultralight backpacks, this can't even be called backpacking.

Helping Kids Beat the Boredom Blues

Many kids are so dependent on electronics - television, games, CDs, and videos - they are lost when these things are unavailable. A power failure or loss of television privileges causes some kids to have an emotional meltdown.

Loving kids doesn't mean we have to entertain them every minute. When we provide nonstop entertainment for kids we are actually harming them. Kids need down time, lazy, quiet moments when they can listen to their thoughts and let their imaginations run free. We can help kids learn how to beat the boredom blues.

First, we can give kids suggestions, and that's what this article is about. Second, we can stock up on supplies like school glue, markers, colored paper, and craft scissors. Third, we can get them started and supervise when necessary. These activities are fun for kids of all ages.

CAMERA ACTION. Provide each child with a disposable camera and have him or her take photos of the house, yard, friends, pets or shapes. Older kids who have their own cameras should have several rolls of film. Display kids' photos on the refrigerator door, on posters, or put them in an album. You may wish to frame several special photos.

PERSONAL PILLOW CASE. Give each child a white pillow case. (Watch for white sales and discount store deals.) Kids decorate their pillow cases with fabric paint. Buy a variety of colors in small bottles that have narrow tips on them. To keep paint from soaking through to the other side, put a brown paper bag inside the pillow case. This is a great slumber party activity!

WALK AND TALK. Log onto the Pedestrian and Bicycle Information Center at http://www.walkinginfo.org and print out the Walkability Checklist. Give each child a copy of the checklist and a pencil with an eraser on it. Kids walk around the block or neighborhood and rate the area for walking safety. How is your neighborhood doing?

BUTTERFLY GARDEN. Buy some nectar plants - Asters, Black-eyed Susans, Daisies, Lavender, Marigolds, Lilacs - and plant them in a sunny place. If you don't have garden space plant several plants in a large clay pot. To attract butterflies put a pan of water in the garden and a piece of ripe fruit next to the pan. Kids track the different kinds of butterflies that come to visit.

ROUTE 66. Kids choose a state they want to visit, such as Texas. Next, they read library books and/or Internet articles about the state. Kids decorate a table, porch, or deck with things that represent the state, such as red, white, and blue streamers, the colors of the Texas flag. Finally, kids enjoy foods that represent the state.

COMICAL PLACEMATS. Give each child several pages of comics. Kids cut the comics into squares and plan their designs on the table top. Then they stick comics squares on clear, adhesive plastic cut slightly larger than placemat size. Kids lay a second sheet of plastic over the comics and rub it to remove bubbles. Any remaining bubbles are pricked with a pin. Using craft scissors, cut a decorative edge around the mat.

BOARD GAME CARNIVAL. Kids plan a board game carnival: date, time, place, invitations, refreshments, and prizes. (Young children will need help with planning.) The carnival may include a variety of board games or focus on one game, such as Scrabble. Give every child a favor and a larger prize to a few champs.

ROCK COLLECTION. Each area of the country has its own rocks. Provide each child a plastic ice cream bucket (gallon size with a handle on it), a magnifying glass, and digging tool. Take them to a place where rock finding is easy. Kids collect rocks, bring them home, wash them, and learn more about them. Do any of the rocks contain mica? How are striated rocks formed?

ALL ABOUT BUTTONS. Look around the house for old buttons and/or buy them in bulk at a craft store. (You can get dozens of buttons for $3.99.) Using child-safe glue, kids stick buttons onto wooden picture frames or cardboard boxes. School pictures may be displayed in the frames and boxes may be used for jewelry.

With practice and help from us, kids can learn to beat the boredom blues. In fact, the kids will enjoy it. Kids who know how to beat the boredom blues grow up to be interested, active, and productive adults. Beating the boredom blues is a lifetime skill worth nurturing.

Buyers are very picky when they go house hunting. Sellers, on the other hand, tend to consider their home to be only those parts they spend most of their time. In many cases, this sets the garage up to be an area of conflict between seller and buyer expectations. A house can be in pristine condition and perfect for a buyer, but a bad garage can kill the deal.

As a seller, you need to understand that the garage is just as important as the rooms in the interior of your home. This means you need to get rid of all the junk you have stored in it. Either throw the stuff out or stick it in an offsite storage facility. If walls are unpainted, chipped or the paint is failing, fix them! An area where your garage can really make a difference in the sales process is cabinets. Much like a kitchen, nice cabinets can be a huge selling point.

Regardless of the specifics, take the time to make your garage as pristine as a bedroom and you will set yourself apart from other homes being sold in your neighborhood.
