IM SINGLE AND I WANT TO CRUISE

I like to cruise and Im single. Am I the only one? Its true you dont see a lot of singles on cruises but maybe its because no ones invited them. Could it be because there are no singles fares? The only cruiseline Ive found that offers a true single-rate, not double-occupancy, is Carnival.

...AND I LIKE TO DANCE

Theres music all over cruise ships, and I like to dance. It makes me sad to sit there and watch all the couples dancing. Cunard, the Radisson and others (but not all) cruise lines offering Gentlemen Dance Hosts, available for dancing every night from 8 pm to 1 am.

...AND I DONT WANT TO HEAR KIDS CRYING

Tom and Julie went on a cruise the last week in July. Not that great, said Julie, when I asked her. Crying babies, kids splashing in the hot tub, a toddler at the table next to ours, and worst of all, a million teenagers. Watching a dude with an ear ring in his nose and purple hair writing on the corridor wall with a lipstick is not my idea of relaxing.

Never again, she added.

IM SINGLE AND DONT WANT AN APARTMENT OR CONDO

Chin, another client, has plenty of money but he doesnt want to spend it on a house. He lives alone, he travels a lot, hes beyond showing off, and he has no intention of sharing a wall with someone else.

On a recent drive from my home (San Antonio) to Austin, I saw an amazing site: three billboards advertising three different housing developments in beautiful locations with houses starting in the $40s.

WHATS NEW? THE UNIMAGINEABLE

I never wouldve dreamed of being able to take Rudy with me, says Sarita. I never even thought to ask.

I never thought Id find a house for $40,000 in a decent neighborhood, says Chin.

Your consumers have many questions they havent thought to ask for because they didnt think it was possible. And whats possible? When I was growing up in the 50s hang on, theres a purpose to this Im delivering paradigm shift here, dramatic paradigm shift:

Milk was put in bottles and delivered to your house 3 times a week. You never locked your house door or car door. You left your keys in the ignition. The dry cleaner delivered and just walked in and put the clothes in the living room. Someone put gasoline in your car. There were no female lawyers or doctors. There were no fast-food restaurants. There was no daycare. There were hardly even babysitters. I never went inside a toy store. My mother didnt have a car; Dad took it to work every day. Stores werent open at night or on Sunday. Grocery stores delivered. You tipped the guy who carried your groceries out to your car. Pediatricians came to your house. 1% of the kids in high school had braces.

WAYS I COULDVE MADE A FORTUNE

In the late 60s when I was in college, the only hair dryers were those bonnets you put over your head that took forever. One day I decided to stick my head under the blow dryer in the bathroom. My hair dried fast, had body, and looked cute. The idea spread around the dorm.

In the late 60s there was a strange restaurant in Durham, N.C. It made to-go breakfasts eggs and sausage on buns and biscuits, etc. It was extremely popular. You stood in a line forever. I wondered why no one else offered breakfast-to-go like that. It never occurred to me or anyone else that the Hardees down the road could do that as well as the burgers. No one was connecting the dots. And whos to say Durham was the universe?

Breta is happy with Southwests new policy about large people. Its controversial, I know, but Bretas experiences have made avoiding having someone spill halfway over into her seat her number one priority. She now flies Southwest all the time.

I DONT WANT FIBERGLASS IN MY HOUSE

My client, Ray, is wealthy and a very discriminating consumer. He wanted to build a house, and didnt want fiberglass insulation, so he was stalled out. He called the other day. I found it, he said. Prodex insulation. Its got the fire rating, waterproof, radiant barrier, energy-efficient, all that, AND no fiberglass.

Someone was listening.

And look at that list he rolled out. Todays consumer knows a lot. Are you addressing this?

INVENT & ACCOMMODATE

Im a coach, and everyone negotiates fees with me. When I started licensing my products, I thought Good. I can just list these on my website and I wont have to mess with all that. They click, they order. Wrong! The emails continued. People simply like to negotiate these days, and expect to be able to. So I accommodate.

In response to consumers, I now offer one-shot coaching. Many clients accomplished what they wanted to in one session, so I just made it an official option. Other clients dont want to schedule their session. They sign up for a month but want to call on an as-needed basis. I now call it putting me on a retainer.

CONCLUSION

1.Listen to your clients. As in hear them.
2.If somethings a hassle in your business, figure out why. Then accommodate.
3.When they hassle you, your clients and customers are telling you what they need and what theyd pay for if you offered it. 4.When youre the consumer, speak whats on your mind, i.e., If you did what X does, or provided X, Id buy from you. Or Have you thought of...? 5.Push the limits. There were no female lawyers in 1965. No fast food restaurants in 1970. No coaches in 1980. Whats not in 2003 you could make happen?

Downgrade PSP

Downgrade Psp? you ask, what the heck is that? Well if you have had your Psp for a little while now you might have heard of a Downgrade or downgrading you Psp. When referring to a Downgrade you are talking about returning your PSP firmware to an earlier version which had exploits that certain smart people could take advantage of, in this case we are talking about version 1.50.

When Sony found out that there were exploits that could enable people to play games that weren't released by Sony themselves they released Firmware Updates (this was known as Upgrading your PSP) in the hope that this would make PSP users only purchase Sony UMD Games and Sony UMD Movies. Much to the annoyance of Sony when they started releasing firmware updates people started to try and find ways to hack the firmware so they could return the PSP back to a 1.50 which would once again allow them to play other games.

These other games and applications are known as Homebrew and are developed by programmers who want to release these games and applications free of charge to other PSP users around the world. This is the big attraction of a PSP Downgrade and is why people take the risk of downgrading their PSP. Currently there are 100's if not 1000's of homebrew games and applications available to download for free. Not only are there homebrew games available for the PSP user who has gone through the PSP Downgrade process but there are also 1000's of old school games that you can play on you downgraded PSP, games like Donkey Kong, Mario Brothers and more.

So can you downgrade any PSP?, well at the time of writing you can downgrade any PSP that is firmware version 3.03 and below, this includes PSP's with the TA-082 motherboards which up until a wile time ago were not able to be downgraded with ease. Unfortunately those with a PSP that is higher than 3.03 cannot downgrade as of yet but it is only expected to be a matter of time before a downgrader is made for those particular models.

All you have to do if you have one of the PSP's that can be downgraded is find the correct downgrader. You must make sure that you use the correct downgrader or you risk bricking (rendering inoperable) your PSP. Once you have found the appropriate software to downgrade it, make sure you follow the instructions exactly as they are printed. If you do not follow those instructions exactly you will again brick your PSP. Once you brick your PSP your only option is to get it Mod-Chipped which would cost you around $100 or use it as a rather expensive paperweight.

The benefits of doing a PSP downgrade are numerous, the free games and applications, the DVD collection that you can back up and watch on you PSP all make the risk worth the reward.

History of Board Games

Board games are certainly a lot of fun and they have been around for a long time. They bring friends and family together for friendly competition and the outcome is different every single time the game is played. Perhaps that is why the board game has not declined in popularity throughout its long history.

The history

Speaking of the history of board games, you will find that they have always been played upon a flat surface that is called the board. It is believed that board games have been around for 4,000 years, but unfortunately the written history does not extend back that far. However, there has been talk of board games discovered that extends back beyond 3,500 years.

Being that Asia tends to be the area in which some of the most historic facts are found, it isn't until 400 B.C. that the board games seems to have been discovered. However, the history of board games reveals that they were quite popular in ancient Greece and then spread throughout Europe. Eventually, the board game made its way to the United States where people have enjoyed them for centuries.

Nevertheless, the history of board games does not end there. There are both strategy games that involve trapping the opponent in some way and then there are racing games where the player's pieces are moved toward the finish line. Whoever reaches the finish line first is the winner.

One of the most popular racing games that come about in 1904 went by the name 'The Landlord's Game.' This is known as being one of the earliest forms of Monopoly. It wasn't copyrighted until 1933 when Charles Darrow decided to sell it for profit. It was not known who made the first version of the game, but he cashed in on it by selling versions that used different street names based on the area in which the players resided. It was also printed on tablecloths rather than boards with trinkets from around the house used as game pieces.

Today

You will find that today the history of board games continues. Many of the games that our parents and grandparents enjoyed as children are still manufactured. We see Monopoly coming out with various editions and it has never seemed to decline in popularity. Nevertheless, the board game is a great way to get family and friends together for some friendly fun and good conversation. The history of board games shows that this has been a result the entire time, which makes the board game a true family activity. If you can't get the kids to slow down long enough to talk, invite them in with a board game. You'll be glad you did.

You should cover the top eyelid with an even coat of a light eye shadow. If you feel you need more color, add a little darker shadow in the crease of the lid. Next, apply your mascara, but don't overdo it. Too much mascara will weigh down the lashes and give a clumpy appearance. For the finishing touch, add some light loose powder on the face. This will keep the shine off when you are having your prom photos made. Just remember, your facial look will be remembered just as much as your prom dress.

Residential Real Estate Appraisal

An appraisal is simply an opinion of value. Some appraisals are a professional appraiser's opinion, others are guesses. Still others are based upon the sometimes harsh reality of the marketplace. The most important factors for appraisers are figures of recent real estate sales involving comparable properties. Basically, there are only two opinions that matter.

(1) The list price is a wishful-thinking value, merely a hopeful estimate. It is set by the seller. The sale price is the real value. It is determined by you, the buyer. Of course, the price you finally agree to pay is partially determined by the seller through the negotiation process. But you and only you decide how much you are willing to pay.

The lender's is the second opinion that truly matters. The bank usually employs appraisers, although sometimes it uses third party fee appraisers. A value of the property is determined, and the lender will then make a mortgage loan based on this figure.

If the lender's appraisal comes in lower than your agreed-upon sale price, you may not be able to buy the home. The lender bases its lending decision upon this professional opinion of value. It will only loan a percentage of this figure. Therefore, if you are counting on using the lender's funds in a certain amount to finance the purchase of your home, a low appraisal from the bank can seriously damage your first time home buying efforts.

The lender's opinion of value can be disputed. The appraisal department at a bank will usually welcome previously overlooked comparable sales data (comps) and other factors which might affect their appraisal. Sometimes there were sales in the area of which the appraiser was unaware. You and/or your real estate agent often know about non-MLS sales of which the bank appraiser has no knowledge.

Perhaps you decided to buy this house because the seller spent thousands on structural and mechanical system upgrades. The lender is not to aware of these value-enhancing improvements. When you bring them to the appraiser's attention, you quite possibly will induce the appraisal department to raise the appraisal figure. The critical point to remember about this is: If the lender produces a low appraisal, you can always contest it.

You might hear complaints when the lender's appraisers express a low opinion of value - Why don't they just appraise at sales price? After all, THESE buyers are willing to pay that much. Surely others would, too. Ah, but that's NOT necessarily true. Some buyers (hopefully not you) do agree to pay too much. The lender needs to protect itself from these lovestruck buyers who must have that home. If the bank eventually has to become the owner, by having to foreclose, it must have reasonable expectations of being able to recover all or most of its investment.

When negotiating the purchase of your home, be sure you are always being prepared to walk away from the transaction if the seller is too unreasonable. There are plenty of other homes available. If you do this, the lender's real estate appraisal will almost certainly come in at or above your sales price and thus cause you no problem.

Keep the Golden Rule in mind: The banks have the gold, so they make the rules.

Active Adult Retirement Communities: Ten Things to Know

Baby boomers have turned 60. Some will choose to sell their homes for a variety of reasons: financial, to downsize, to be closer to children. As homebuilders are building more retirement communities and discovering what features boomers want making them more appealing, more boomers are considering retirement at active adult retirement communities.

Here are ten things you should know when you begin your research into active adult retirement communities:

1) Choose an Area: First thing decide where you would like to live by region, state and then city. A variety of websites now cover this subject thoroughly and are very helpful. My website also gives descriptions of the areas if you are wondering what it would be like to live in California, for instance. Find the communities listed under that area or city. The type of community we are talking about here will be categorized as Active Adult and sometimes Independent Living. Make a list of the active adult communities you want to consider further. There are many types of active-adult communities so notice what kind it is. For instance, some communities only have rental apartments. There are some that are manufactured homes only or RV. Some have assisted living available. The most common type is the outright purchase plus homeowners fee.

2) Make a list of your wants and needs: Is a golfcourse necessary? What are your hobbies and can you pursue them there. What other activities are there that you may wish to try in the future. Do you want a resort-type active adult community. Is having a college nearby important or your favorite medical facilities. How about scenery. Is a view important to you. Make a list putting your highest priorities first.

3) Decide on your budget: Do you wish to purchase or rent. What is the homeowner's fee and what does it cover. Are there any other fees. Make a list of your total expenses. What is the policy regarding raising fees. Are there other active adult community plans that you find more desirable than outright purchase. There are many types of financial plans, however, the most typical is purchase plus a fee. My fee covers property tax and insurance, utilities, basic cable TV, security services, Clubhouse, and amenities such as fitness center and tennis. My tai chi class is an additional small fee. Usually there is an extra fee for golf and outdoor pool. For the greatest security, make sure you can cover your monthly expenses for the rest of your life.

4) Make appointments to Visit: A good plan is to contact the community or homebuilder and let them know you are interested. I find the retirement community will then send a generous packet of information. Sometimes they may have a visitor's program offering a tour of the property and sometimes an overnight stay at reasonable rates. Visiting gives you more detailed information.

5) During your visit, be observant: Notice if the seniors appear happy and active and sometimes greeting you. Ask them if they like living there. Notice if the landscaping is well kept and beautiful. What amenities are offered. Where do you put out your trash and do your laundry. Seriously, both of these are conveniently right outside my door. My trash shute makes my life a lot easier. The building is cleaned every week. Sometimes, of course, you will have your own machines in your home. Make sure the floorplan makes your life easier. Are there any unique health programs for seniors such as restaurants serving a menu that is lower in fat, salt and sugar. Get the newspaper or activities calendar and ask if there are resales, check out the local real estate office. They can also give you an objective opinion on the community.

6) Is there transportation for residents? Is there a shuttle bus? This is wonderful if you take the one car to work and your spouse stays home all day. You may not want the expense of two cars anymore or any car at all. You don't want to be stuck in your home and no way to get around. How far is the shopping center. Can you walk?

7) Where are the grocery store and major shopping: Is there a shopping center located nearby and where is the major shopping mall. Ours is conveniently next to the community and we can walk if we want to.

8) Emergency Services and Hospitals: Fortunately, most active adult communities are located near these facilities since adult community homebuilders know it is important. However, some that are in more remote areas may not be near enough and you may have to weigh this in your decision.

9) Security Services: What does this consist of? Is it an electronic gate only, a 24-hour manned gate, or manned gate and patrol. The manned gate plus 24-hour patrol is best. Our security service also handles just about anything that may come up that we need assistance with or are concerned about. It is wonderful and gives so much peace of mind.

10) Now choose which communities you like best: Once you are in a community, you will only then know how important having all these conveniences will be to you. Get the names of persons you came in contact with for any questions you may have later. Narrow your list down to only one or two. Get more details on the community and maybe try to rent there first to try it out. Retirement communities usually have short-term rentals available. You may wish to do a follow-up visit.

Choosing which adult community you will reside in will be easier than you think. The people you come in contact with at retirement communities are very gracious and helpful. Soon you will enjoy the new sense of freedom and pleasure that only a great active adult retirement community can offer.

The Dangers Of Overvaluing Real Estate

We all have done it at one time or another.

When short of listings, the Realtor goes out and ?buys' one. The process of buying a listing is as old as Real Estate itself. The agent shows up at someone's doorsteps and inflates the value of the property by more than $30,000, $40,000 or even $50,000 over and above the actual market value. I know of agents who have actually listed properties for $200,000 more than what those properties were in fact worth. The owner happily signs the listing agreement with those dollar signs sparking right in the eyes, and the Realtor happily sticks up a sign right in the front lawn. Of course the house subsequently does not sell because it is overpriced, but it doesn't really matter.

Or does it?

All the way back in 1988, in a legal case entitled Basic Inc. v. Levinson, the United States Supreme Court endorsed a theory known as ?fraud on the market', which in turn relies on another theory known in Economics as the Efficient Market Hypothesis. The Efficient Market Hypothesis postulates that prices of traded assets like stocks, bonds, or real property, already reflect all known information and therefore are unbiased in the sense that they reflect the collective beliefs of all investors about the value of the underlying asset and enable investors, therefore, to assess future prospects.

In essence the Efficient Market Hypothesis, which was developed in the 1950's and 1960's, states that subject to certain conditions the market price of a traded asset fully and accurately reflects all the available information relevant to its value. Under this Hypothesis, in an efficient market the only reason as to why a price changes is that new information comes to light.

Because market prices reflect all available information about an asset, reasoned the Supreme Court, misleading statements as to the integrity of price will affect and negatively impact the decision-making process of investors, who rely on those statements as the primary guide to finalize a purchase. Which is tantamount to ?intentional deceit', more vulgarly known as ... fraud.

That ruling has proven a goldmine for American trial lawyers, who have won fortunes by suing firms for damages when new financial information, often in practice a restatement of their balance sheets, is followed by a sharp fall in stock prices of the same firms. The fall is treated as proof of overvaluation due to the initial, wrong statements.

This decision of America's highest Court has now crossed the border with Canada and has spilled into Real Estate. A case involving a Seller, a Buyer and a Real Estate Agent acting in a position of dual agency is now pending in front of the Supreme Court of Ontario. The Agent first grossly overvalued the subject property at the time he took the listing, then actually found a Purchaser ready, willing and able to buy at a price close the grossly inflated asking price. As the transaction was being financed through an institutional lender, the underlying case initially also involved an appraisal firm, which subsequently has settled out of Court with the disgruntled Purchaser.

The decision of the Supreme Court will have an enormous impact on how real estate is practiced in Ontario and possibly throughout the whole country, and it will be interesting to see what the outcome will be. The Buyer bases his case on the Efficient Market Hypothesis arguing that he reached the decision to purchase on the integrity of the asking price and claims, furthermore, that the dual Agent knew or should have know that the asking price was grossly over and above the market value of the subject property. The Buyer is claiming damages both as against the Agent and the Seller.

The line of defence is that the true meaningful value of an interest in land is given by its ?objective value', defined as the price that the property will fetch in an open and fair market, given sufficient time to find a Purchaser, the amount of advertising involved in the marketing of the property, the relationship between the parties and the terms of financing. The additional argument of the defence is that the truthfulness of the Efficient Market Hypothesis is actually being disputed by Economists even in its original field of application: the Stock Market. More specifically, the defence argues that even highly developed financial markets such as the New York Stock Exchange are not efficient enough to allow Courts to calculate the financial damages caused by fraud, and that estimates of damages based on the Hypothesis will be necessarily overstated.

The Realtor in particular contends, furthermore, that at no time the thought of earning a double commission ever crossed his innocent mind (he was walking the dog one day and ...).

All of which goes to prove once again the point I have been making for years - that is sellers, buyers, realtors, lawyers and judges invariably make an explosive mix.

Even with the popularity of digital technology, and the availability of equipment and software associated with it, many printing firms are still slow to make the changes needed to upgrade their business. More so when it comes to digital photography.

More often than not, most typical printing outfits are no set up to process digital files that bad results do happen. Mistakes are often made such as conversions of files to CMYK doing irreparable damage to the images, and the operator trying to rectify his mistakes by fixing it with a series of layers, selections, masks and adjustments. These further aggravates the already damaged file by introducing new problems like banding, and colors that look muddy, desaturated, neutralized, and unappealing.

But this situation can be avoided and great results can be achieved. If you feel that you are not getting the best output for your digital camera images, here are a few key tips for you:

Tip 1: PROFILES

It's a must to ask your chosen printer whether they honor embedded RGB profiles. This would mean that they have the capacity to handle RGB color separation work. If they don't want to get your RGB file, or they seem like they don't care or understand what you're saying, then it's time for you to go to another printer.

Tip 2: CALIBRATED

Remember to use shops and facilities that regularly calibrate their displays. This can be done with a hardware calibration system.

Tip 3: INK JET PRINTS

To avoid second-guessing where the mistakes rest, it is better to just provide your printer with prints, especially to alert operators to potential problems.

Tip 4: SHARPNESS

Although well-sharpened images look a bit intimidating when viewed in Photoshop, especially at 1:1, your image will print well. Great sharpness is required when you're dealing with coarser screens and uncoated stocks.

Tip 5: FOR POSITION ONLY

Layouts showing FPO images cropped and scaled will help printers provide optimum and sharpened result to your image.

Tip 7: RAW FILES

Ask your photographer if he or she can provide you with digital camera raw files. These raw files will provide you with the greatest latitude and quality in the hands of skilled operators.

The best way to go about this problem is to simply deal with printing companies whose prepress staffs understand the basics of color management. People who know and are experts on the advantages of digital raw camera files, and explain them to you when asked.

What's Hot in Houses Today

Home Styles

Old world styles are popular. French, English, Tuscan and Spanish homes with stone or stucco walls, tile roofs, iron fixtures, heavy beams and rustic floors are in demand. A sense of historic connection resonates with buyers today.

The Craftsman style, built in the early 1900's, is back. Features of this style, such as cobblestones, deep eaves, tapered columns and wide trim, favor the handmade look over mass produced.

Farmhouses and country homes are perfect remodel candidates and prototypes for new homes. Native materials, wood windows, simple floor plans, and warm colors connect with nature and earlier times.

The retro look is fashionable. Ranch styles and split levels built in the 1950's are perfect for sleek remodels, and fit with fashionable furniture styles.

Urban modern is everywhere. Modern open plans make use of color, tile, glass, and experimental materials such as plastic and metal.

Floor Plan

The preferred ceiling height is 9'-11'. Two story ceilings are out. In small rooms these feel like towers.

Lots of floor level changes are not desirable.

Most buyers today want four bedrooms, and at least two living areas. Formal dining rooms are still in demand.

Formal living rooms are often converted to studies, libraries, or guest rooms.

Media rooms are a sought after feature when price range allows.

The visual and spatial connection between kitchen and family room is firmly established.

Cabinet space is required for large televisions and wall space for the newer flat screens.

Three car garages are needed, especially in areas without basements.

Structured wiring is important today for internet, phone, cable and sound. Desk space for computers is required.

Good access to the outdoors is something buyers look for. French doors combine access with light. Sliding glass doors are not as favored.

Lots of storage is needed for today's lifestyle. People have lots of stuff. Huge master closets, pantries, laundry rooms, and extra storage closets are expected.

On the other hand, very spare lofts are perfect for some lifestyles. Simplified spaces are an antidote to today's complex lifestyle.

Kitchens/Baths

Most buyers are savvy about kitchen design and appreciate good work spaces with easy access to range, refrigerator and sink. Lots of counter space, deep drawers, two sinks, nearby extra refrigerator, and butler's pantries are all desirable features.

Stainless appliances are going strong. In urban modern styles, white or colored appliances are back. High end homes conceal some appliances as cabinetry.

Eat-in kitchens are a basic requirement for most buyers.

Antique tables or cabinets are being refurbished and used as bath cabinets. Kitchen cabinets that look like furniture are a great look.

Granite, marble or stone counters are popular. However, granite tops added to 1980's cabinets do not go over well. Consider your architectural style before adding features.

Concrete countertops are perfect for ultra modern, but most buyers shy away from them.

Wide, cabinet depth refrigerators have a built-in look, and are not as expensive as the true built-in type.

Large rustic tiles, stone, concrete or wood floors have a warm, functional appeal.

Subway tile (3 x 6) is popular in bathrooms and on kitchen backsplashes.

Patterned cultured marble and laminate are out. Slippery, white floor tile is out.

Trim

Wide, baseboards (6+) and door and window trim (4+) are key features in old European and American styles.

Craftsman style doors - simple square frames with flat panels - work well with both old and modern looks.

Iron or heavy wood entry doors make strong statements that buyers love.

Rustic finishes on hardware, such as brushed nickel, oil rubbed bronze, weathered brass, and other non-shiny finishes are the popular choices.

Rustic wood beams or wood covered ceilings create a hand crafted, primitive look that buyers like.

Wrought iron gates, stair rails and light fixtures compliment the rustic style.

Stair rails in ultra modern homes may be wire, pipe or painted metal.

Front porches and covered patios are always a strong selling point. Outdoor fireplaces are popping up everywhere.

Floors & Walls

Distressed wood floors that look old are valued. Simple wood boards are sometimes laid down with cracks exposed. Re-claimed wood is very desirable.

Bamboo floors are popular, especially in modern style homes where light colored floors are desired.

Concrete floors - often stained and scored are popular. These go well with the modern look, and are used in Craftsman and rustic European styles too.

Colorful laminate floors are a good fit with mid-century modern. Laminate floors that looks like wood are out. Parquet floors are out, unless hand crafted.

Framed or hung mirrors are preferred, although plate glass works in ultra modern styles. Mirrors used on walls or ceilings are a turn off.

Colors are in, but soft is the word. Soft greens, yellows, earth tones and creams create a serene background that fits many styles. Complex colors, with more colors in the mix, are sought after. Deeply saturated colors, such as plums and reds, are used in moderation.

Flat paint on walls hides flaws and creates a designer look. Shiny is out. Soft whites are safe for trim.

Faux finishes are out. Often these do not turn out as well as expected, and are difficult to maintain.

The same (or similar) wall color through adjoining spaces creates a more spacious feeling.

Historic paint colors such as sage greens, beiges, muted yellows, and grays work well on the exterior. Bold or harsh colors are a turn-off to most buyers.

Wallpaper is problematic and harder to change than paint. Very often it does not fit the buyer's taste.

Heavily textured walls and popcorn ceilings are totally out.

Lighting & Plumbing Fixtures

Buyers want more windows, natural light, and a greater connection with the outdoors.

People today are more discriminating about the quality of light. Windows on two sides of the room balance the lighting and reduce glare.

One light in the middle of the room will not do. Under cabinet task lighting is appreciated. Security lighting is important. Wall sconces offer soft ambient lighting. Recessed cans provide area light. Dimmers help to control the lighting.

Light fixtures are a decorative element in all styles. Clean, modern fixtures, such as pendant lights, recessed cans, and wire string lights compliment the urban look.

Retro fixtures are interesting decorative features in 1930's craftsman and 1950's ranch styles.

Industrial metal fixtures are in. The un-decorated, industrial look of metal or stainless steel is in.

Heavy drapes are out. They are too pretentious, and, well, heavy. Light cotton, linen or silk drapes are in. Or, wood blinds. Or nothing.

Retro woven wood blinds have made a comeback. Mini blinds are very yesterday.

Bath fixtures are finished in rustic bronze, nickel, or chrome. Old style two-handled faucets and farmhouse sinks are in style.

Bath sinks may be glass bowls, granite, stone, stainless or traditional china. Cultured marble is out.

Free standing tubs are in. Pedestal and wall hung lavatories are in.

Energy Efficiency

With fuel costs going up, energy efficiency is definitely in. Buyers want high efficiency AC, good insulation, low-e glass, programmable thermostats, double pane windows, and ceiling fans.

Effective passive solar orientation is a great advantage. It shows a smart planning and use

of natural solar energy.

Instant hot water is a perk that buyers like, as are drinking water filters.

No one wants foil on windows or stick-on window film.

Light is in demand. Don't close blinds. Do remove solar screens when they are not needed, such as under patio roofs, porches or shade trees.

Screened porches are back. They create a multi purpose space that is both indoors and outdoors, and keep mosquitoes away.

Automobile accidents are responsible for the injury or death or thousands of children and young adults each year. Many of these events could be prevented by proper use of seat belts and other safety features of cars.


Outside of a car, it is important for children to know how dangerous moving vehicles can be. When playing outside, never chase balls or other objects into the street without looking for traffic, and never run between parked cars into the street as it is hard for drivers to see over them. Teaching children these behaviors at a young age is an excellent way to prevent accidents in the future.


In the car, there are a set of effortless rules that new drivers and young passengers should always follow. The way to prevent most serious injuries is to simply always buckle up. Even if no one else in the car is wearing one and the trip is just around the block, it is important to wear one regardless. In a case like this, it wouldn?t hurt to insist that everyone else buckle up as well to ensure their safety.


When wearing a seatbelt, older children should be tall enough to sit without slouching with their feet on the floor. The lap-shoulder belt system will not fit most children until they are about 4?9? tall and weigh about 80 pounds. The lap portion of the belt should fit low and tight across the upper thighs, while the shoulder portion should fit over the shoulder and chest. Although it may be more comfortable, never put the shoulder belt under the arm or behind the back of the child.


Reckless behavior in and around automobiles is also a large contributor to the injury and death rate. Never stick arms, legs, or any other body part out of the window of a moving car. If another vehicle is passing too close it could cause serious injury. One of the most dangerous but easily preventable behaviors is drunk driving. Never try to drive after drinking, and never ride with anyone who has been drinking. It is important to always have a designated driver, or at least someone to keep keys hidden.


New and young drivers cause many of the accidents because they may have not yet learned how to handle a car properly, may drive at speeds to fast for the conditions, and are more likely to perform risky behaviors. Although they are commonly given a negative image, being a back-seat driver can save lives by telling a reckless driver to be more attentive or to slow down.


Concerning very young children, there is even more information to be aware of related to accidents and safety. Generally, the back seat is the safest place in a car accident, and any child under 12 years should ride there, especially if the vehicle has a passenger side are bag. Infants should be placed in rear facing car seats in the back seat until at least 1 year of age or around 20 lbs. Forward facing seats are acceptable after this point. In either case, always read the child restraint manual for proper and effective installation and use. It is recommended that children use a safety seat until at they are at least 40 pounds and then use a booster seat that will help the lap-shoulder system fit well.


It is important to remember that injury or death from an automobile accident can happen to anyone, not just children and younger drivers. Always promote safe behaviors near roads, behind the wheel, and also the lifesaving benefits of using safety belts and child safety seats correctly.

The Advantages Of Light Backpacking

Backpacking requires that you bring all essential items before going on a trip. You do not want to be endangered during your trip, do you? If you want to avoid accidents and problems as much as possible during your trip, you have to pack all kinds of things like maps and compass, tents, sleeping bags, water, matches and maybe some canned goods for your adventure. You have to bring a first aid kit too.

These gears are numerous, I know. Carrying a load that is too heavy might pose a problem for you when going on a trip. Carrying a hefty load will make your backpacking adventure less fun and more cumbersome. So how do you counter this problem when you know that you need all the things you are carrying? You cannot very well leave some of the things behind, can you?

The trick to remember when packing for a backpacking trip is to bring items that are lightweight but nonetheless provide you with the same protection during your camping expedition. There are now hundreds of Ultralight gears available in the market today and these gears are a big help to you. Your backpack must not weigh more than two pounds. Purchase one that is not only lightweight, but is durable to hold all your gears. A light sleeping bag is a great idea for lightweight backpacking, too. It should not be more than three pounds and should not be too bulky. Instead of packing a tent, why not opt for a tarp instead? Tents are bulky and tend to be heavy. A tarp can provide you with the same degree of protection and shelter when in the wild but you have to have knowledge on setting one up first so that you would not get wet. Setting up a tarp requires that you know how to do it and you practice on it first before going on a trip.

Backpacking also requires that you are in good shape when going on a trip. All the hiking demanded by a backpacking trip will surely take its toll on you if you are not in a good physical state. But the best way to cope up with a backpacking trip is having a much needed presence of mind. Being on alert and knowing what to do during your trip will definitely save you from a lot of risks and problems.

Who Survived the Seventies?

It?s interesting to see what happened to the people I used to gossip about in the late Seventies. The late Zanzibar, a private membership bar in Covent Garden was always filled with famous people. In one evening alone, the following people were having a drink there, and most of them have since died or are living in obscurity. Francis Bacon, the painter and his friend Thea Porter, the dress designer who created the rich hippy look are both dead. Bobby Moore, the footballer and captain of the England football team when they won the 1966 World Cup, ?dribbled out of Zanzibar with two blondes, one of whom tried to steal the visitor?s sign-in book? has since died of cancer.

Tina Chow, the beautiful, then wife of Michael Chow the restaurateur who wafted around in Fortuny gowns later died of AIDS after trying to cure herself with crystals. Patrick Litchfield, the royal photographer, then happily married to Lady Victoria Waymouth, recently died after having a stroke. Angelica Houston used to live with Jack Nicholson, but is now married to a sculptor called Robert Graham and lives in Venice in LA. ?Sex-bomb? Sylvia Krystel, rumoured to be having a fling with actor Ian McShane at the time played the title character in the soft-core film Emmanuelle ? one of the most successful French films ever produced. She recently had cancer and lives a simple life of obscurity in Amsterdam. Phil Lynott was Thin Lizzy?s vocalist and songwriter, but died from heart failure and pneumonia after suffering a heroin overdose in 1986, aged 36. Nigel Dempster used to be a famous print journalist. In the late Seventies, he was the gossip columnist for the Daily Mail. After thirty years in the job, he was retired against his will in 2003 and suffers from Parkinson?s disease. David Hockney had just bought a book out called David Hockney by David Hockney. His boyfriend Peter Schlesinger had just left him for Eric Boman, the photographer. Now, David Hockney is still David Hockney and his recent Portraits exhibition was held at the National Portrait Gallery in the UK, in Boston and in LA. He is officially single.

Celia Birtwell opened her textiles shop in London, and is now a successful fashion designer and textile designer. Her recent collection sold out in 'Top Shop' after ten minutes. Larry Adler, the harmonica player, who insisted on telling dreadful jokes, died in 1987 aged 87. Peter Langan, who co-owned Langan?s Brasserie with Michael Caine in the late Seventies, loved drinking so much that his Harley Street doctor gave him injections enabling him to continue drinking. He died aged 48 in 1988. Germaine Greer used to be a glamour puss but recently appeared as herself in Ricky Gervais? 'Extras.' The fashion designers Ossie Clark and Bill Gibb are both dead. Ossie was murdered by his lover, and Bill Gibb expired from cancer. But, the saddest story of the lot was of Timothy Swallow, a gossip columnist who worked for Nigel Dempster. In the Seventies, he committed suicide in Australia when he was there on holiday. He obviously couldn?t handle the pressure.

American Concours Foundation Announced Auction For Four Classic Automobiles

Four classic automobiles will be auctioned by the American Concours Foundation with the proceeds going to charitable institutions like the Amelia Island Concours Foundation and the Concours Las Vegas.

The four classic automobiles will be sold separately and will be auctioned online. The four vehicles are totally unique and rare that the bidding will surely go through the roof. A Mercedes, a Lincoln and two Jaguars will be auctioned via eBay.

The first of the four classic automobile is a 1955 Mercedes 300SL Gullwing Show Car. This timeless piece of engineering was first introduced to the public in 1954 at the New York Auto Show. It is distinct among it predecessors because of the fact that it did not debut during a European motor show.

Aside from that peculiarity, the Mercedes Benz 300SL is also best known for its gullwing or butterfly wing doors. The door configuration is now being used on sports cars and is also known to enhance the aesthetic value of a vehicle.

The 300SL is also the first car to be equipped with a gasoline engine with the direct fuel injection system. This means that the technology used in the 300SL is akin to diesel engine. The estimated value for this rare car is between $600,000 and $700,000.

The second car on the auction block is a rare 1954 Jaguar XK 120 Drop Head Coupe. This rare car is the forefather of the modern Jaguar XK which has captured the attention of performance enthusiast not only because of its high aesthetic value but also because of its high level of performance. The particular Jaguar XK to be auctioned has been thrice owned, with the current owner having owned the car since the year 1991.

The third classic car which will be auctioned is a 1933 Lincoln KA V-12 Model 513A Convertible Roadster. This is the oldest car in the group and is also the rarest of the four - owing to its age. The car can accommodate two or four passengers, and is equipped with rumble seat and side mounts. This particular model was designed by Dietrich and the body was built by the Murray Corporation.

The last of the four classic cars to be auctioned is another Jaguar. This time, a 1967 Jaguar E Type Vintage Roadster OTS Race Track Prepped. The car combines both beauty and strength. This street legal is ready for a race, thanks to its abundant supply of power. The car has seen life in the fast lane since it has begun its racing life way back in the early seventies.

The auction for the Mercedes 300SL Gullwing and the Jaguar XK120 will end on the 11th of March. The Lincoln and the Jaguar E Type will be on the auction block until the 13th of this month.

All these cars are born in the time of history where cars are equipped with high performance engines. With these cars in full throttle, even an EBC pad paired with a high quality rotor will be pushed hared to stop these cars.

Am I Really A Stroller-Monger?

I was reading A Modern Infant Armada, a humor column in Maclean's Magazine written by a fellow humor columnist. Writing about it now is a bit like a painter painting another painter or a singer singing about another singer (but it not like a cook cooking another cook.).

David Russell (yes, another humor columnist named David) laughs at his neighbor for parking both cars in the driveway to make room in the garage for four strollers for just one child. I laughed with him. Four strollers for just one baby is ridiculous, right?

However, David Russell becomes a parent himself, a condition that afflicts many unsuspecting homo sapiens, and he concludes that a call to his neighbor is warranted: I need to see if he can help me get a fleet rate.

Traitor! I cried out. Stroller monger!

Who's a traitor? my wife asked as she walked in the room. And just what is a stroller monger.

I resisted the obvious answer that a stroller monger is somebody who mongs strollers. David Russell. He says that one stroller is enough for any child, but then he decides to buy an entire fleet.

Say, we could have saved a bundle if we had applied for a fleet rate, my wife mused.

What? We don't have four strollers.

My wife smiled. It was a sweet smile you could just fall in love with...if you did not know that it meant, Oh yes we do!

We do not.

My wife took out her counting fingers. First there is the car seat, she said, pressing down the first finger. We snap it into the stroller base whenever we go anywhere.

OK, that's one.

Then there is the SUV, she said, pressing down on a second finger. The SUV is a full sized stroller. We bought it when we were still squeezing it on a downtown apartment. With no storage space, it stood in the entrance area, blocking our path to the kitchen and any hope of escaping if the place caught fire. The SUV is the Hummer of strollers.

OK, that is a stroller, I will grant you. But that's just two.

We also have the fold-up stroller, my wife said, pressing down a third finger.

But she's not even using it yet.

She will soon and we have it now, my wife pointed out. Then there is the old fold-up stroller we kept as a backup. That makes four.

You can't count duplicates. That's double counting.

It takes double the space, my wife insisted. We have four strollers.

I stared in silence. Slowly it sunk in. Yes, there were two Davids who were humor columnists, but there were also two Davids who were stroller-mongers.

Uh-oh. My wife was smiling again. She was watched for just the right moment to strike. Our baby has more seats in this house than anybody else has.

That's ridiculous. No sooner had the words left my mouth than I remembered the boomerang rule. Words like ridiculous, ludicrous, silly, stupid and big mouth usually apply only to the person who speaks them.

My wife rhymed off our seats, Three on the couch, two chairs in the living room, six in the kitchen, one in the bathroom and one at each of our desks. Plus the three red chairs Little Lady has in the living room. That makes 17.

Ha! I knew it couldn't be true.

Then came that deadly sweet smile again, the smile that said, Take my hand while I lead you around the house to see why you should think first and shout 'Aha!' later.

In the kitchen stood the high chair and the sit-in play saucer. In her office sat the rocking chair that never rocked and the bouncy chair that never bounced. There was the swing seat, and there were two cushion seats for sitting upright on the floor. She opened the door to the enclosed porch, and there were the four strollers and the car seat she would soon be using.

That makes 12, my wife tallied. We each have fewer than six.

I thought really hard. Aha! I said again, proudly pointing out that this time I had thought first and shouted 'Aha!' later.. We have three chairs on the balcony, and six on the patio. There are also six folding chairs for the fire pit.

Desperate times call for desperate measures, and there was no reason to forget all the outdoors furniture at a time like this. Unfortunately, there was no reason to forget arithmetic, either. Our baby still had the most seats in the house and outside the house, too.

Uh, do toilet seats count?

My wife smiled her sweet smile again, a smile that could only mean, So, stroller monger, what do you have to say for yourself now?

I knew that another humor columnist named David had just been labeled a traitor. Meekly, I mumbled. Lawn tractor seat?
