Living The Laid Back Life In Tennessee

Tennessee is a great destination for the avid vacationer and the couple or family looking to get away to a more rural lifestyle. Of course if you are into the big city life, Tennessee can accommodate you for that as well.

Eastern Tennessee is one of the foremost vacation destinations in the Southeastern United States with cities such as Gatlinburg, Pigeon Forge and of course the Great Smoky Mountains National Park. The Smoky Mountain National Park is the most visited National Park in the United States with more than 9 million visitors every year and Cades Cove is the most popular destination within the park. Cades Cove offers a look back to what life was like for the early settlers during the 19th century. A 10 mile loop road around the Cove is the highlight of a visit here.

The park also includes more than 800 miles of hiking trails for everyone from a casual nature walk to backcountry rock climbing.

Gatlinburg is the main town that services the National Park and if you aren't camping in the park you are probably staying in Gatlinburg. An interesting little known fact about Gatlinburg is that ten times as many people lodge in Gatlinburg every night as live there. Gatlinburg and the surrounding area boasts accommodations for more than 30,000 people. Some of the more popular places to stay are in log cabins with incredible mountain views or in a secluded wooded cabin away from everything. There isn't anything that will give you more of a sense of the rural and relaxing lifestyle than to vacation in a log cabin.

Gatlinburg's sister city, Pigeon Forge, offers many attractions and hotels on the main road through town. Go-karts and the Dollywood theme park are the more popular attractions. Pigeon Forge also boasts one of the largest outlet malls in the south for the person that can never get enough shopping.

Tennessee has a rich history that includes many major battles fought in the Civil War. If you are a civil war buff you can visit such historic sites as Chattanooga National Military Park, Fort Donelson National Military Park, Shiloh National Military Park, Stones River National Military Park and the Andrew Johnson National Historic Site as well as others.

If you would like to live in Tennessee and still be close to the mountains, but away from the tourist areas, then Knoxville is your city. With a population of 180,000 and great home prices you can be within 45 minutes of the Smokies and enjoy everything the city has to offer.

And if you do enjoy the amenities of the big city life then Memphis will surely accommodate you. The Memphis metropolitan area has a population over 1.2 million and offers everything you could want in a big city. It is famous for music and has produced several genres of well know music such as the blues, rock n roll and gospel. Some of the more famous Memphis musicians are B.B. King, Johnny Cash and of course the King of Rock n Roll, Elvis Presley.

Tennessee offers a little bit of everything for almost every one. Come and enjoy a great vacation or choose Tennessee as your permanent address.

Alan LeStourgeon writes about several areas of the country on his Melbourne and Palm Bay web site where you can get more information about the Tennessee lifestyle and search Tennessee MLS listings for a new home.

Preventing Alzheimer's with Vitamins

Most Alzheimer?s patients are banging their heads to find out the answer for one of the most common questions - Can vitamins help prevent Alzheimer's disease? For the benefit of these sufferers, a study was conducted in Johns Hopkins University to study the progress of Alzheimer?s disease. The results did suggest that the Alzheimer patients who consumed vitamins C and E together might slow down the progress of Alzheimer?s disease.

There is always hope that there is a cure out there, and this holds true for Alzheimer?s too. This dreadful disease robs millions of people of their lives and memories. As prevention is better than cure, you can reduce your risk of Alzheimer?s disease by adopting some simple measure that will be discussed in this article.

Effects of Alzheimer?s

A great number of our senior citizens in nursing facilities have Alzheimer?s disease. The main action of this disease is that it will shut down the short-term portion of the brain. The typical Alzheimer patient may forget the name of their children but will remember people and events from their childhood.

After 20 years of age, the human brain cells start to pass away at a rate of about 9000 per day. For this reason, scientists have been testing the effects of vitamins on the human brain. Vitamins C and E seem to offer the most benefit.

The antioxidant vitamin supplements

Vitamin C and E are building blocks of good health and may protect the aging brain from Alzheimer?s disease. A healthy body will secrete enough Vitamin C and E to defend the brain from injury from free radicals. Both of these vitamins have proven helpful in numerous health conditions including stress, high cholesterol, high blood pressure, and heart disease.

In order to help protect your brain from damage, you must include a sufficient amount of antioxidant vitamins to help control Alzheimer?s. The amount of vitamins needed to help prevent Alzheimer?s varies for each individual based on several factors including genetics and diet. Typically, if you were to include 500 milligrams of vitamin C and 500 milligrams of vitamin E daily with your diet, you may help protect your brain cells from early destruction, and therefore, Alzheimer?s.

It is evident through the many studies performed that vitamins E and C may offer a defense against Alzheimer?s disease when consumed in combination. However, when vitamin E is combined with the lower doses of vitamin C found in multivitamins, there is little protective effect for brain. You must take large doses of both to get the desired effects.

Other vitamins to consider

In addition to these vitamins, there are two other substances that your body needs a healthy amount of to ward off Alzheimer?s, vitamin B and homocysteine. Low B vitamin and high homocysteine may lead to Alzheimers disease. Food sources that are rich in Vitamins B6, B12, and folate such as leafy green vegetables, spinach, chickenpeas, lentils, and asparagus should be included in your diet. Excess homocysteine will be metabolized by Vitamin B6, B12 and folate. Consumption of the food sources rich in these nutrients may minimize the occurrence of the Alzheimer?s disease.

Gift Ideas for Baby's First Christmas

Is there any time more exciting than that awestruck first year of parenthood, when life ceases to revolve around adult needs and instead centers on the beauty and miracle of a new birth?

When there's a baby in the house, the holidays take on heightened meaning. And none are more important than baby's first Christmas, which is a time that will be forever cherished and remembered by parents and grandparents alike.

But since infants develop so quickly in that first year of life, the difference between the abilities of a 12-month-old and, say, a two-month-old are astounding. One can probably unwrap gifts on their own with (or maybe even without) a little help. The other can't. One may be intrigued by building blocks. The other won't.

Point is, that first Christmas is far more important to the adults than the baby, which makes it a tad absurd that new parents stress so much over what to buy their bundle of perfection. Sure, buying for baby's first Christmas can be difficult, but it doesn't have to be. Here are five can't-miss gift ideas for newborns:

Teething Toys - When babies cut teeth, it's not pleasant for anyone in the household. Teethers are a necessity, but you can look beyond function and include a little form come Christmas. Buy the round teethers if you'd like, but also pick up a teething toy while you're at it. They're soft and loveable, and your baby will like the friendly, smiling bear or lion. She'll drag them with her as she starts to crawl and play with them on her blanket or in her playpen while you take a rest. And, of course, she'll chew on them!

Personalized Ornament - Granted, this gift is as much for the parent as the baby. But a personalized ornament is a must for baby's first Christmas. Be sure to get baby's name as well as the year engraved on the piece and hang it on your Christmas tree with pride each and every Christmas thereafter.

Books - Ask child development experts: it's never too early to begin reading to your children. Even reading to a newborn is a worthwhile task. If nothing else, the sound of your reassuring voice soothes them. Books help develop language skills and stimulate baby's mind. Choose vibrant, colorful books made of cloth that can be washed, because it's a sure bet the book will eventually end up in baby's mouth!

Car Seat Toys - Many babies fall fast asleep when the car begins moving. Others fight it and cry. Either way, a soft toy that lights up and makes sound is perfect for your daily travels. When baby has be stuck in the car seat, these toys stimulate and pacify them.

Clothing - Your little guy grows fast - too fast. Every season he needs new clothes and sleepers, and that's a drain on the household budget. Christmas is a perfect time to supply your baby with his winter wardrobe, which he'll wear into March in most parts of the country. Hey, take advantage of this opportunity now. When he gets older he probably won't want clothes for Christmas!

Car Rental Tips and Advice

Lowest Rates Vs. A Good Bargain

Many people approach Car Rental as a lowest-price-possible contest
rather than to concentrate on the value of the deal they eventually would get, in terms of what type of car, what's included (air conditioning, automatic gear shift etc') as well as what type of service they are buying.

The thing is, Car Rental market is very competitive one and rates differences for comparable quality and service are relatively small, sometimes as small as $10 to $20. These minuet price differences are going to vanish in the wind when you consider the long lines and lost time at the cheapest renter counter, drop charges for remote destinations, late return fines, and gasoline inflated rates as well as other service charges you didn't think about when you shopped for the est deal.

Don't get us wrong, we don't like to pay higher prices more than you do. We do recommend to shop around and check the various rates available, especially when it's so easy to do it via the Internet at comparison sites.

All we say here you need to consider other things beside the price and when you compare please make sure you compare apples to apples and not apples to pears.

Things to consider when ordering a rented a car

Who is using the car, are you by yourself on a business trip or you are traveling with the whole family? How much luggage are you going to have, does the car you are thinking about is big enough to have you all plus all your hand luggage and big suitcases? If not, consider to change to a mini van or a car with extra large trunk.

Do you need an Infant seat or a child booster? make sure it is mentioned clearly with your order, usually there is a shortage of these seats and they are provided for extra charge. Check the state laws for where you are traveling.A new law in Denver for instance, requires Booster Seats for all 4 and 5 year olds who are not 55 inches tall.

Do you actually need the car in the town or city at the first few days? If not, consider to take a taxi, a bus, a train or the hotel shuttle into the city and when it's time for you to go out of town and travel around, then, rent the car from the city location and by that save up to 15% on Air-Port charges as well as on city parking fees.

Are you going to a very warm and humid destination? If yes, it's recommended to order a car with air conditioning, usually the price difference is negligible, the problem is that it's not available in all destinations like in some European countries.

Most major rental car companies allow for unlimited mileage in the same state, but it's a good idea to check their policy before confirming. Many smaller local independent companies charge mileage after 100-200 free miles per day.

As mentioned before price is not the only factor to consider when choosing a car rental company. If you choose a very small, no-name company, don't expect them to provide you with service across all nation or continent, what would you do if the car is needed to be replaced or serviced for some reason?

Frequent or Preferred Renter Programs and affiliations

Frequent renter programs, Like airlines and hotels, major car rental companies track their customers' rental histories and offer preferential service to loyal customers. Most of the major companies offer frequent renter programs that are similar to airline frequent-flyer programs and hotel frequent-guest programs.

Preferred renter clubs, Most major car rental companies also offer preferred renter programs or clubs (one example is the Hertz #1 Club). When you belong to one of these clubs, you get preferential treatment, including automatic upgrades when those cars are available. You can join these programs at any time, even if you are a first-time renter with that company.

While basic-level club memberships are often free, higher-level memberships (as in the Hertz #1 Gold Club, which allows you to bypass the rental counter) generally come with a price tag. What most people don't realize is that it's often possible to avoid the membership fee by simply writing or calling your car rental company and asking them to waive it. They will do it because the car rental industry is very competitive, and they want your business

If you're still faced with a steep rate, try getting discounts based on your affiliations with organizations like AARP, AAA or others. These discounts are usually not great, but they are better than nothing.

In addition, always check for corporate rates if applicable to your situation.

Car Rental Insurance

Some of the Insurance terms seem to be confusing, let's try to clear them out first.

CDW - Collision Damage Waiver.

LDW - Loss Damage Waiver.

PDW - Physical Damage Waiver.

PAI - Personal Accident Insurance.

PEC - Personal Effects Coverage.

ALI - Additional Liability Insurance.

Many of the Credit Cards have most of these coverage, therefore it's not mandatory to purchase excessive coverage. It's better to check this issue with your travel agent, insurance agent and your credit card company a head of time. Some Car rental companies require that you show proof of insurance.

Also be aware that your personal insurance probably doesn't apply to your rental car when traveling overseas. All this is somewhat complicated and at times confusing because there are no industry standards for terminology and policies vary by locations.

Important things to check and do before leaving the Air-Port

After a long flight and the waiting in lines for your luggage and afterwards for your keys at the car rental counter, it is understandable you just want to take the rented car and drive away to your hotel, but wait! Here is a list of things you must check first.

Start by making a careful check around the car, look for any small dents or scratches, in case you find some, don't be lazy, go back to the office and ask a representative of the rental company to write down all of these dents, ask for a copy of that report. Other wise you might be responsible for damages you didn't perform.

Open the trunk, make sure you have a spare tire, a jack and set of tools, there is noting more irritating than to find out in the middle of nowhere that you don't have a jack when you need to replace a flat tire.

Many car companies will provide you with an extra key if you ask for one. This can come in handy for some of us who are absent minded.

It is recommended to spend some time to get acquainted with the cars' features and switches, make sure you know where the lights switches are, how to operate the windshield wipers, the air conditioner and even set your favorite radio stations as well as set your side mirrors. It might be quiet frustrating to fight with the new switches while driving, when all of a sudden it starts raining.

Make sure you have a map and it's better to spend few more minutes and plan your driving route.

Last but certainly not least, If you have a lot of luggage, don't park the car in the parking lot and go for lunch, in many countries, this is an easy target for the thieves, It's better to buy some sandwiches and beverages in the air-port, or stop somewhere along the way for refreshing but never leave the car unattended.

In case you are involved in a Car Accident

These are the most important pieces of information to collect from the involved parties: full name, mailing address, telephone number, insurance details, and drivers' license number.

Also try to get the names and contact information of anyone who witnessed the accident. Make a note of the vehicle's make, color, brand and license plate number.

Try to pinpoint the exact time and location of the accident. If the police get involved, ensure that you receive a copy of their report. Don't forget to inform your insurance agent immediately and notify the car rental company. They will let you know about their accident procedure.

If you purchased insurance through the car rental company, they will have to make the claim. If there is damage to the rental car, there will be much paper work to complete

Make sure any involved parties are ok. Any injuries should be taken care of ASAP.

Call the police and/or ambulance (if necessary), and then call the car rental agency. Be as cooperative as possible. The car rental agency will have its own policies regarding accidents.

Exchange information with the affected parties.
Try to record everything on the scene. Your notes should include details of the accident, identification of the autos and people involved, and the names and badge numbers of all emergency personnel.

Take pictures if possible. If you are on vacation, you will probably have a camera handy already.

File an accident report with the police, and report the claim to your own credit card company or insurance company.

When returning the Car

Make all necessary arrangements to return the car on time, that includes looking the location in the map especially if you return the car in a foreign city.

Late return charges are high and arbitrary, secondly, if you are late, you probably won't have the time to fill the car with gasoline yourself and the rental company will charge you exorbitant inflated gasoline rates.

In case you return the car in a city location on Sunday, it might be that the station will be deserted, it will let you in via automated gate, make sure to take the card and leave it over the dashboard, this is your recorded time of arrival.

In addition, lock the car, take the keys plus your rental contract and insert them into the designated box.

Infant Car Seat Saftey

A few facts about car accidents:

-Did you know that car accidents kill and injure more children than all major childhood illnesses combined?

-Most accidents occur within a 25 mile radius of your home.

-a crash at 30 miles an hour can create as much force as falling from a third story window.

Now if that doesn't get your attention I don't know what will. So here are some safety tips to remember on that first ride home from the hospital as well as through out toddler hood:

- Always follow manufactures directions for both the installation and the securing of the child. Always cheek before each ride if the seat is properly secured and always retighten the seat belt that holds your baby in the actual car seat. Use locking clips that are available in most of the newer models of cars, if you don't have these you need to make sure the shoulder or lap belt stays tight.

-Getting your baby used to riding in a car seat will make later use of the seat easier and more accepting almost like a routine when they get in the car. It is what?s expected.

-Infants should ride in the middle of the back seat. This is the safest part in any car.

- Don't place child seat at either side of the car. This is the most vulnerable place for side impact car crashes. If you have to place child here it is best to have them rear facing.

-Never put a child under 10 in the front seat with an air bag. An air bag can crush or suffocate a young child.

-Infants should ride in a rear facing car seat until they weigh 20 pounds, and can sit up well. Over 20 pounds or a year and close to 20 pounds the child can face forward.

-Over 30 pounds, they can ride in a booster seat or a toddler seat designed to hold a larger child.

- For older babies use toys that are made for the car seat, that are attached so baby can not throw, or drop toys. This distracts the driver as well as upsets baby.

-Make sure that heavy or large objects such as briefcases, suitcases, laptops, boxes are tied down or on the floor so in case of an accident or sudden stop these objects don't hit baby.

-For young babies do pad the sides of the car seat and the areas around the head with a blanket to provide support.

-If baby is small then place a blanket between the baby and the crotch strap, making the fit of the car seat safer and more secure for baby.

Follow these safety tips and those provided by the manufacturer of the car seat and you can make every ride safe for your baby.

South Bend on the Web's Hottest House Sites

With the advent of Web 2.0, many real estate Web-sites are offering new services and new hype. Though well-funded national Web-sites can offer staggering technical services, much of real estate remains local and beyond their ken. Additionally, South Bend is a secondary market, so many services aren?t active in our area. Below is a look at four of the best new real estate Web-sites and their performance in South Bend. The sites are often entertaining and useful, but they lack the local knowledge and human touch real estate often requires.

Zillow

Experience: Zillow offers a map based search of homes, allowing you to learn Zillow?s estimated value of each property. While the idea of easy access to every homes value is compelling, these estimates reportedly vary wildly. Phoenix based Greg Swann recently wrote a lengthy article about the inaccuracy of their ?Zestimates.? Regardless of their accuracy, Zillow has NO data on South Bend homes.

Analysis: A great technical format with a possibly flawed premise. Estimated home values created sight unseen or by a formula should not be considered authoritative. You can check the assessed tax value of your South Bend home to see another often innacurate formula-based valuation.

Realtor.com

Experience: This is the most established player, run by the National Association of Realtors. A quick search returned 1,644 properties for sale in South Bend. Their ?request a showing? button summons a form for you to enter your contact information, which will be sent to a Realtor as a ?lead.? Searching for a realtor in South Bend returns seven pages of Realtor mug shots and Web-site links with little to differentiate them.

Analysis: An ad-heavy but functional way to view properties in the area, but a poor way to choose a Realtor.

Redfin

Experience: This is a limited service online brokerage with the motto ?we refund 2/3 of your commission.? It?s an interesting addition to brokerage options where it is available, currently only in San Francisco and Seattle (not in South Bend). It is also for those who are already VERY comfortable with buying and selling homes. If successful it will eventually reach Indiana.

Analysis: The search is akin to Realtor.com with a limited scope but better technology. You use a map and search for active listings based on your criteria. After you find a property the difference is stark. Redfin offers only on-line and phone support. This is as close as you can currently come to buying a home on the Web. Don?t expect much guidance or much of a personal touch.

Craig?s List

Experience: This is the local version of the popular, text-based on-line classified. It?s worth scanning for hidden gems, but contains many ads which are not for South Bend real estate, e.g. ?great leads for Realtors? and ?Invest or Retire in Arizona.? Analysis: Craig?s List?>South Bend?>Real Estate has its place, but is better for apartments and rentals than for residential homes.

The Proper Under Garments Can Make All The Difference

The best under garments can make all the cloths look good on you. In terms of panties, nothing is more unflattering than seeing panty lines under your slacks!! That's especially true in the summer when you can get a double whammy...actually seeing through light white pants as well as having the textural bulge that some underpants give!! I am a huge fan of thongs!

For some people they take some getting used to and some are more comfortable than others. You'll have to try them and see how you feel. They make visual and texturally bulging panty lines obsolete...great for your look in clothing. As for bras, it's a great idea to get your bra professionally fit! This may sound a bit bizarre but there are great women out there who do this for a living in lingerie shops.

You would be surprised at how many women walk around wearing the wrong bra size for years!! A bra too small around the back provides bulges that look ugly under sweaters or t shirts. Cups the wrong size result in bulging if too small and lumpy wrinkles and gathers if too big. Anyway, once you have the proper size, here are some things to look for.

Go for unadorned and seamless cups. (While lace and rosebuds are awfully pretty, they don't permit fabric to lay smoothly). I love the bras at Victoria's Secret that are unpadded but nonetheless have opaque, shaped cups like the IPEX demi bra. I recommend you take a look at their web site for some ideas or stop into one of their stores and try some different styles on. Here's tips...try the bra on and put your top back on to really see how it looks!

Own a variety of different bra cuts...one more plunging, one with race backs, one with narrower straps, one strapless, etc because different tops and dresses call for different bra styles. Get a couple of the basic style and then one of each additional style should do it! You just never want your bra or its straps to show!

I understand your problems because, at 5'5 and 120 pounds you are probably a size 6 and size 6 clothes are not designed for DD breasts. First, buy a great minimize bra that offers lots of support but also visually reduces the size of your chest. Avoid knit tops or any other type of form fitting top.

Blouses will be better for you, either tucked in or worn out. You will look like you have a gorgeous and curvaceous figure but it will help take the emphasis away from your breasts. Tops that are blouson will also be great on you. Avoid high scoop neck tops...they make one's chest look bigger! V necks (but not plunging) and button down styles will be best. Darker colors on the top are also a good idea, with lighter bottoms. I'm not sure you need more hip but you haven't provided those proportions.

If you're back measures 34 then your hips should measure 34 or more. You need more hip if the number is less than 34, only. Wearing A-line skirts and pleated skirts will make your bottom appear wider. Avoid tight, straight skirts if you want more hips. Wear light colored bottoms with dark tops because light makes things look bigger and dark makes them smaller.

Gaming Podcasting

So, you may have heard of a Podcast or Podcasting. I just wanted to talk about it a little bit. A Podcast or Netcast is a way of broadcasting over the internet. There are thousands if not ten's of thousands of podcasts available on the internet. The best part is that they're completely free. Though they are not tied to Apple, using Itunes is the easiest way to listen to one.

There are some very good gaming podcasts available, I wanted to share some of my favorites: (All of these are available directly through itunes.)

* Gaming Steve - This is at the top of my list, Steve knows the gaming industry and has very good insight into it.
* 1UP Yours - Another great gaming podcast, this is a group of guys from 1up.com who record once a week. They are fun to listen to and have great info most of the time.
* Broadcast Gamer - I just started listening to Broadcast Gamer recently. This guy has a weekend podcast that is about an hour long and several during the week with deals and reviews.
* The Instance - This is a gaming podcast related to World of Warcraft.
* Xbox Live's Major Nelson - Major Nelson works for Microsoft and talks about the Xbox every week. He often has interviews with people working on games, this is another insightful view into the gaming industry.
* Evil Avatar - I also just recently started listening to these guys. Phil and Amanda host this one. It's basically a live show recorded Friday nights, they have a great community of people who call in and talk about games and comic books. Check out their forums for a good group of people.
* The Dice Tower - A podcast about boardgames with Tom Vasel (board game reviewer) and Sam Healey. Usually they do 2 reviews and a Top Ten list.
* Have Games, Will Travel - Another boardgame podcast.
* TWIT.tv - not a gaming podcast, but this is one of my favorite podcasters out there, Leo Laporte. The Twit.tv network has maybe 14 different podcasts each week, my favorites are TWIT (this week in technology) and KFI Techguy (recorded from KFI News Radio each Sat. and Sun.).

As you can see these are only a few of many, many podcasts out there. If you want to find your own, you can go to the itunes music store (in itunes) and click on podcasts, there is a plethora of information there!

Also, Podcasting is a great way to share how you feel about a topic. It's easy to set one up, all you need is a computer with a microphone and an internet provider to host you podcast. Libsyn.com is an ISP that only hosts podcasters, so that may be a good way to start.

Podcasting is here and it's not going anywhere, so now is the time to get on the bandwagon!

Being a Successful Real Estate Novice

Buying property for the first time is always thrilling ? it?s one of those purchases that you?ll remember the rest of your life. When you?re a novice, the memory can be a great one or a terrible, depending entirely on how well you handle the purchase. To make sure you remember your first purchase as a successful one, do your homework and move carefully.

Before buying, think long and hard about why you?re buying ? is it for your own use, or is it an investment that you intend to resell after doing some renovations? Be sure you know your motivation and how much you want to pay for the property itself. Remember, if you?re going to be doing repairs after the purchase, you have to budget some money in for that as well, so don?t overextend yourself on the property mortgage and then end up not being able to afford the work you need to do.

Find out what the lowest and highest priced properties are in the area you?re considering. Knowing the range can help you when negotiating on a price. Also look at several different properties that are similar and compare the similarities and differences. What extras are demanding premiums, which ones aren?t?

You should also go into negotiations and closings from a position of power. Learn what all of the terms mean that you will be hearing. Escrow, title, mortgage insurance, options and a host of other terms will come up. If you don?t clearly understand what the realtor or the lender is talking about, you are working at a distinct disadvantage. Knowledge is a powerful thing, and will give you the power to ask questions and make it clear that you understand what?s going on.

Learn the actual procedure for the closing so that you aren?t surprised by costs like inspections, escrow, realty and other fees. Be sure you familiarize yourself with any local laws or ordinances that may affect the property you?re purchasing as well.

When shopping for property, don?t simply go with a realtor. While a realtor can be very helpful, you can save a substantial amount if you by-pass this route because you won?t be paying the realty fees. Homes that list as ?For Sale by Owner? are often being sold by homeowners who want to sell quickly or are willing to negotiate and have passed on the realtor in an effort to make some money despite having to lower the price of their property. Also check the Internet, newspapers and local Home Sales weeklies for listings.

Financing once you?ve settled on a property is also a minefield. Don?t go with the first mortgage you?re offered. There are so many different mortgage lenders now that you can afford to shop around. If you belong to a credit union, talk to the mortgage officer there. Also talk to banks and savings & loans. If you want to be sure you can purchase a property at the best price and beat other interested buyers to the punch, have your financing in place before you make your offer. Sellers will go with someone who?s financing is guaranteed over an unknown every time.

Finally, remember that buying and selling property takes compromise. When you make an offer on a property, you?re likely to get a counter-offer from the seller. Don?t dismiss it without offering a compromise. Can you offer a better price if they are willing to closer earlier? Whatever you can do to make the deal come together with both of you happy is best.

How To Find A Proper Fitting Backpack

No matter who you are or what you do, a proper fitting back pack is a must have. There are hundreds of different styles of backpacks today. You can buy a day pack, travel pack or baby backpack. If you need packs for your children, you can buy a school backpack. Busy professional? No worries. Why not try laptop backpacks, computer backpacks or notebook backpacks. You can even buy skateboard backpacks and picnic backpacks thanks to the wide range of styles available.

A back pack is only as good as it's fit however. You may have the right pack but the wrong fit. This is a recipe for disaster! Why do you need to fit your pack? An ill fitting pack can result in short term and long term back pain and injury. Who is most at risk? Children! Did you know that 40 million children will wear back packs every year? Many of those put too much in the pack or sling a pack over one shoulder. Those are definite no nos!

Tips For Proper Fit

After you buy your back pack, you should make sure it fits properly. Here are some tips to help you establish a good fit:

Buy a pack with wide, padded shoulder straps. The thinner the straps, the less comfortable. You are more likely to wear a pack incorrectly if it is not comfortable.

Make sure the straps are long enough. You may need a pack with extra length if you are very tall.

Never put more weight in a pack than you can comfortably carry. You should carry roughly 15 percent of your weight or less in a pack. Any more and your posture will change to accommodate the weight load. This can result in back strain and injury.

Position your pack low on your back. You should never wear your pack too high. This can increase shoulder and neck pain.

Adjust the hip belt correctly. Your pack should rest right above your hip bones. For smaller packs, the hipbelt serves as a bounce reducer. It helps keep the pack comfortably in place. For larger packs, the hip belt also helps distribute the weight load more evenly.

Use both straps to carry your pack. This is a must especially for children, who have a tendency to fling their pack over one shoulder. Using just one strap increases the amount of back pain and discomfort you are likely to experience.

Typically if you are able to stand up straight and comfortably when using your pack, you have a good fit.

How To Pack Your Sack

Most people mistakenly believe they should place the heaviest objects they need to carry in the bottom of their backpack. This is not the case. You need to try to distribute weight throughout your pack. Most heavy items do best toward the middle of your pack, closest to your back. If you place too many heavy objects toward the top or outside of your pack, your posture will shift to accommodate the added burden. Don't forget to secure the hipbelt to help distribute the weight of your pack more evenly.

When packing your sack, always place your must have items toward the top of your satchel (provided they aren't too heavy). This will add much convenience to your life. You don't want to grab a quick snack or sip of water only to find your water bottle buried under a day's supply of socks, towels and underwear. Convenience is key.

If you have a lot of bulky items to carry like a pot or pan, be sure to pad them well. You can wrap them in your clothes so they don't stick out and irritate your back while carrying them.

Don't forget to put any products that might leak, like lotions or gels, in small zip lock bags. Nothing is worse than a day of hiking only to find your lotion spilled all over your change of clothes!

Remember, a back pack is the number one multi-purpose carry all. Even if you are a business executive you'll find a sack much more comfortable than a traditional suitcase, especially when fitted properly.

Home Buying Process Choosing Your Dream Home

Choosing a home can be one of the most important, fun, exciting and nerve-wracking steps in the home buying process. Being such a big decision, you'll want to keep certain things in mind when choosing a home.

Consider Your Home Buying Budget
First and foremost, when choosing a home, start searching only after you know your realistic budget. It would be terrible to fall in love with one or more homes that are outside of your economic means.

Often, home buyers who first look at homes outside their budget range are later dissatisfied when they look at home within their price range. Therefore, you should start your home search within your budget range.

Consider Current and Future Needs
When looking for a house you should consider your current needs and your future needs. For example, consider whether or not you are going to start a family, or whether someone from your family will likely be moving out of the home into their own house or apartment. Consider your commute to work or school, and decide whether or not the commute is something you'll be able to handle on a daily basis.

Conduct Neighborhood Reconnaissance
It's always a good idea to visit a potential home at different times of the day and night to get a feel for the neighborhood. You'll want to see if your potential new home serves as the backstop for a daily stickball or baseball game, or whether or not your home is next door to where the local high school band practices each afternoon.

Walk around the neighborhood to get a good feel for it. Home buyers often find they can learn more from walking around the neighborhood than they would by driving around.

Look for notices of construction or variance requests and try to get an understanding of what, if any, future development will be around your potential new home. Are they expanding the highway so the HOV lane is 10 feet from your backyard?

Talk to the Neighbors
If possible, speak with local residents and find out the inside information on schools, shopping, public services and other factors that you consider important. When it comes to buying a home, information is vital.

Some information can be obtained at the local library. However, information from local residents is likely to be more accurate and current. Of course, you'll need to gather several opinions in order to get a balanced consensus. Never trust the opinion of just one person.

If you have children, you may want to have them assist you in the information gathering. Have them talk to some kids at the local playground or park to find out about the area. Generally speaking, children are less prone to self-censoring or being politically correct, so they may provide you with important information.

Conclusion
At the end of the day, you -- as the home buyer -- have to trust your gut instincts and choose a home that gives you a good feeling the moment you pull up to it. Trust your instinct and emotions during the home buying process, and you'll soon know whether you are viewing just a house, or viewing your new home.

Where Is DaimlerChrysler Heading?

The DaimlerChrysler AG is faced with so many options but the closest by far, as perceived by experts, is the selling of the Chrysler Group. However, some of them predict that Daimler, minus Chrysler, may not be enough to compete worldwide.

If Daimler decides to sell Chrysler, the German automaker is expected to return to what it was two decades ago: small yet proud. Most of the investors of Daimler are jubilant about the prospect of turning back the hands of time when the company is said to be more profitable than today.

For years now, the executives of the German automaker have intimated that the grand expansion strategies of the previous chief executives have created a heavy toll on Mercedes-Benz, its most precious subsidiary.

It can be recalled that Juergen Schrempp, the former CEO of the German automaker, built a global automotive giant by surrounding Mercedes with mass-market brands like Chrysler, Dodge, Kia and Mitsubishi. Edzard Reuter, Schrempp?s predecessor, paired Mercedes with aerospace and electrical appliances businesses. The said ventures have lost a hefty sum of money that Daimler has closed or sold almost all those businesses.

However, its stock has rose 30 percent to an eight-year high since Dieter Zetsche sat on the steering. But the whole automotive world was shocked when Zetsche impliedly announced in February that a sale of Chrysler was probable. Yet amidst the euphoria, a clamor is questioning whether the separation of the 1998 merger between Daimler-Benz and Chrysler is the right decision for the German automaker.

We are not in favor of a sale of Chrysler, Mark Warnsman, a New York-based analyst for Prudential Equity Group, wrote in a report this week. Without Chrysler, the rest of the company may not be large enough to compete with huge and efficient global automakers such as Toyota Motor Corp. Even at the luxury end of the business, scale matters, he said. In our view, the original merger strategy remains sound, and it is the execution that has lagged.

In 2006, Mercedes sold 1.25 million vehicles about more than half of Chrysler's volume and much fewer than the 4 million-unit threshold, which is said to be the minimum needed to cope with the growing manufacturing cost.

Mercedes Benz is renowned for its heavy-truck business. By far, it is the largest with less than 600,000 units sold every year. However, it is far productive than Smart small car. Just as Daimler is slowing down, Porsche, another Stuttgart-based automaker, has become a lead player by purchasing a controlling stake in Volkswagen AG, Europe's largest carmaker.

Porsche has installed itself in the driving seat of an automotive empire that includes sports and volume brands, light and heavy commercial vehicles with direct links with leading European truck makers, said European analyst Thomas Ryard who works at consulting firm Global Insight.

Most Daimler investors do not want to search for ways to make the tie-up with Chrysler work. Could EBC Active Brakes Direct stop the forthcoming? People want just one option -- the sale of Chrysler, said Frankfurt-based analyst Juergen Pieper of Metzler Bank.

Anthony Fontanelle is a 35-year-old automotive.buff who grew up in the Windy City. He does freelance work for an automotive magazine when he is not busy customizing cars in his shop. Please visit EBC Active Brakes Direct for more information.

Are Ethics Important For Professional Accountants?

Ethics in professional accountancy are of utmost importance. Now as the business and financial world is adopting international accounting and auditing standards, it is becoming all the more necessary to adhere to certain Code of Ethics prescribed by international and national accountancy bodies. Before arguing in favour of the topic, let?s have a look at some basic concepts:

Profession

A profession is an occupation that requires extensive training and the study and mastery of specialized knowledge, and usually has a professional association, ethical code and process of certification or licensing; for example engineering, medicine, social work, teaching, law, finance, the military, nursing and Accountancy etc. Classically there were only three professions: military, medicine and law. Each of these professions holds to a specific code of ethics and members are almost universally required to swear some form of oath to uphold those ethics, therefore ?professing? to a higher standard of accountability. Each of these professions also provides and requires extensive training in the meaning, value and importance of its particular oath in practice of that profession.

Accountant

Practitioner of Accountancy is known as Accountant. Accountant, Qualified Accountant, Professional Accountant or Accountancy Practitioner is a legally certified accountancy and financial expert. Accountants not only work in public practice but many of them are working within private corporations, in financial industry and in various government bodies. Accountancy (profession) or accounting (methodology) is the measurement, disclosure or provision of assurance about financial information that helps managers, investors, tax authorities, lenders and other stakeholders and decision makers to make resource allocation and policy making decisions.

Like many other professions there are many professional bodies for accountants throughout the world. Some of them are legally recognized in their jurisdictions such as British qualified accountants including Chartered Certified Accountant (ACCA or FCCA), Chartered Accountant (CA, ACA or FCA), Canadian qualified accountants such as Chartered Accountant and Certified General Accountants (CA or CGA) and American qualified Accountants such as Certified Public Accountants (CPA) etc. Some other statutory and non-statutory accountancy qualifications are Certified Management Accountant (CMA), Associated Cost and Management Accountant (ACMA), Certified Financial Analyst (CFA) and Certified Fraud Examiner (CFE) etc.

In Pakistan, the Institute of Chartered Accountants of Pakistan is the sole professional and accountancy body with the right to award the Chartered Accountant designation. ICAP is the member of IFAC (International Federation of Accountants, IASB (International Accounting Standards Board), Confederation of Asian & Pacific Accountants (CAPA) and South Asian Federation of Accountants (SAFA). The members of ICAP have reached to 4,089 as of March 1, 2007 data.

Role of Professional Accountants:

Accountants are independent business advisors. Accountants can offer an extensive range of services. Accountants can be registered auditors, can set up client?s accounting systems, can be an advisor on tax planning, or a detector of frauds and embezzlements, can do budgeting and financial statement analysis, advise clients on financing decisions, provide specialist knowledge and can help maintaining an ethical environment.

After discussing the basic concepts and role of professional accountants we are in a better position to ponder on what professional ethics is and why it is important in the field of accountancy.

Definition of Ethics

The word ?Ethics? is derived from the Ancient Greek word ethikos, the adjective of ethos, means customs and habits. A major branch of philosophy which is the study of values and customs of a person or group and covers the analysis and employment of concepts such as right and wrong, good and evil and do?s and don?ts.

Code of Ethics:

In the context of a code adopted by a profession or by a governmental organization to regulate that profession, an ethical code may be styled as a code of professional responsibility, which may dispense with difficult issues of what behaviour is ?ethical?. A code of ethics is often a formal statement of the organization?s values on certain ethical and social issues relating to the profession and practice of the professional knowledge. This also includes the principles and procedures for specific ethical situations.

Ethics in Professional Accountancy:

The general ethical standards of society apply to people in professions such as medicine, law, nursing and accountancy etc just as much as to anyone else. However society places even higher expectations on professionals. People need to have confidence in the quality of the complex services provided by professionals

Ethics in accountancy profession is of utmost importance to accounting professionals and to those who rely on their services. Stakeholders including clients, credit grantors, governments, taxation authorities, employees, investors, the business and financial community etc perceive them as highly competent, reliable, objective and neutral people. Professional accountants therefore, must not only be well qualified but also possess a high degree of professional integrity. Because of these high expectations, professionals have adopted codes of ethics; also known as codes of professional conduct. These ethical codes call for their members to maintain a level of self-discipline that goes beyond the requirements of laws and regulations. Each of the major professional association for accountants has a code of ethics.

As mentioned earlier, professional accountants can be of two types. One who work in firms or independently run those firms that provide accounting, auditing and other advisory services to clients; these are called public practitioners. Others are those who are employees of organizations and may serve as internal auditors, management accountants, financial managers and financial analysts. Regardless of the role of accountants they are adhered to code of ethics which are applied to their professional conduct although there are some special provisions for those in public practice [Reference: Code of Ethics for Professional Accountants-International Federation of Accountants (IFAC).

International Federation of Accountants-IFAC:

The International Federation of Accountants (IFAC) is a federation of all accountancy bodies throughout the world. All the major international and national associations like ACCA, AICPA, ICMA, ICAP, IASB etc are all its member organizations. The mission of IFAC, as set out in its constitution, is ?the worldwide development and enhancement of an accountancy profession with harmonized standards, able to provide services of consistently high quality in the public interest? [Ref: Code of Ethics for Professional Accountants-IFAC. In pursuing this mission, the IFAC Board has established the IFAC Ethics Committee to develop and issue, under its own authority, high quality ethical standards and other pronouncements for professional accountants for use around the world. The Code of Ethics establishes ethical requirements for professional accountants. A member body or firm may not apply less stringent standards than those stated in this Code.

The objective of setting this code of conduct is to harmonize these standards and practices on a global perspective. Public can only trust these highly professionals when it is made mandatory to observe and follow strict regulations and codes throughout the world. A professional accountant is required to comply with the following fundamental principles mentioned in this Code of Ethics:[Ref: Section 100.4 Code of Ethics for Professional Accountants

?Integrity: A professional accountant should be honest and straightforward in all professional and business relationship.
?Objectivity: A professional accountant should not allow bias, conflict of interest or undue influence of others to override professional or business judgments.
?Professional Competence & Due Care: A professional accountant has a continuing duty to maintain professional knowledge and skills at the level required to ensure that a client or employer receives competent professional service. A professional accountant should act diligently and in accordance with applicable technical and professional standards when providing professional services.
?Confidentiality: A professional accountant should respect the confidentiality of information acquired as a result of professional and business relationships and should not disclose nay such information to third parties without proper and specific authority unless there is a legal or professional right or duty to disclose. This information should not be used for personal advantage by professional accountant.
?Professional Behaviour: A professional accountant should comply with relevant laws and regulations and should avoid any action that discredits the profession.

Code of Ethics defined in ?Members Handbook? for members of ICAP Pakistan is in conformity with:
?IFAC Code of Ethics and International Auditing Standards
?International Accounting Standards
?The Institute of Chartered Accountants of Pakistan ? ICAP
?Relevant legislation

[Ref: Members Handbook-ICAP

This Code of Ethics has discussed in detail the role of Chartered Accountants in given situations. For example there are clear directives on prohibition of acceptance of gifts, long association with clients, advertising of firm?s name exceeding prescribed limits, holding client?s monies for no sound reason, disclosure of client?s records (except ones that are allowed), acceptance of fees offered by client which is less than that prevailing in market etc.

After discussing in detail the importance of ethics in accounting profession, we are to conclude the topic with this final note that accountancy as a profession is acceptable and relied upon only when ability to exercise professional judgment based on a foundation of ethics; broad but deep technical excellence and strategic awareness are exercised by a professional accountant. Only then general public can trust the integrity of this profession.

How to Get PSP Games Quickly And Easily..

Do you know the lastest PSP games nowadays? Or how cool would it be
to be able to play old Nintendo or Sega games on your PSP?

Just like the PlayStation 2, the PSP was designed to do more than play
games, though playing games is, of course, its main function. So how
does the PSP hold up in comparison to other handheld game consoles like
Nintendo's GBA and DS? And is it any good as an MP3 player or a portable
video player? PSP is the first truly integrated portable entertainment
system designed to provide consumers with a comprehensive entertainment
experience including music, movies, communication, and wireless networking.
PSP features graphics rendering capability comparable to that of the
PlayStation 2, allowing users to enjoy 3D games, with high-quality,
full-motion video, and high-fidelity stereo audio. The PSP also adopts a
newly developed proprietary, compact, but high-capacity optical disc,
Universal Media Disc (UMD), as its storage medium. Personally, I think
it's a great machine all around, and I use most of its functions on a
regular basis.

As its name suggests, the PSP -- or PlayStation Portable -- is a smaller,
lighter version of Sony's PlayStation. It's not as powerful as the PS2,
but more powerful than the original PlayStation, and it has a built-in
screen and speakers so you don't have to plug it in to anything to use it.

Unlike the PlayStation or PlayStation2, the PSP comes equipped with Wi-Fi,
so you can connect with other players wirelessly and, if your firmware is
version 2.00 or higher, get online to browse the internet.

But what about the games ?The good news is that there are around 30 games
out now, with more to come before Christmas

The highlights are Virtua Tennis World Tour and World Tour Soccer. The former
is a cracking tennis game that is highly addictive and has a real one more
go feel. WTS meanwhile, is a surprisingly decent footy game, that does the
decent thing and rates Southampton as better than Spurs.

Other games to watch include MediEvil Resurrection - a well-presented hack n'
slash - and the driving game Ridge Racer.

Sports fans are well catered for on launch but the real recommendation is the
cute Everybody's Golf.

If you fancy something different then try Fired Up - a vehicular combat title
set in a series of GTA style cities. Talking of GTA, Liberty City Stories is
due out in October and set to become massive. Puzzle games Lumines and Mercury
are worth a look too.

Children will enjoy Ape Academy, but overall the launch titles highlight the
older demographic Sony is looking for.

The high profile lineup includes a wide range of products that will appeal
to every type of gamer - from the sports fan to the action enthusiast -
providing consumers with the ultimate entertainment experience in the palm
of their hands.

How can I transfer the movies to my PSP?

Once you have downloaded any video format (a movie, a music clip,
a TV show, etc) the only thing you need to have
is a USB cable and you're set.

How much does it take to download a game? Is it a complicated
process?

Searching and downloading a game is not at all a complicated process,
even if you use a regular 56K internet connection. Obviously, using a broadband
connection will give you a much faster download experience.

The tourism industry on the island is very active and lucrative as Roatan is a great place to dive and relax all year long.

Honduras is a democracy headed by a President and Legislature, both elected by the voting public. Obtaining residency is easy. Honduran government encourages foreigner investment and has privatized most businesses for that reason. The government will grant citizenship to retirees or people moving into the country and living off of investment incomes or foreign incomes without taxing personal items, vehicles, and appliances brought into the country. The government values stability and over the past 15 years has placed, and continues to place, high importance on foreigners, which is why Honduras laws protect foreign investors just as they would a native. Foreigners can own land and are not required to lease the land.

Your safety is not so much a concern as it is almost guaranteed. The island of Roatan was once under British rule and many island natives speak English. Unlike some other Latin American countries where safety is of high concern, the Honduran government has taken extra precautions in recent years to keep visitors and newcomers safe.

Unlike other Central American cities, Roatan is removed from most mainstream political conflicts. Roatan?s climate is temperate year-round: the average temperature is 81?F. The people are friendly and the prices of property are on a steady increase, but remain affordable. The people of Roatan are kind, the lifestyle is simple. If all of these traits interest you, then Roatan can be your paradise. Honduras is one of the most reasonable priced places to live in the world and Roatan is no different.

Tips For Permanent Weight Loss

1. Exercise- Exercise is the one absolute that is required for permanent weight loss. An exercise program of five 30-minute sessions per week should be employed into your schedule. This can also be achieved by exercising for 10 minutes, three times a day. This strategy is good for people with busy schedules, time consuming jobs and families to balance. Taking three 10 minute breaks is something all of us can achieve. Walking, taking classes at a gym, joining a sports league or even 10 minutes of sit-ups and push-ups in your office are beneficial. Exercise becomes, like water, essential and necessary to the psyche and body once you begin a regimented program.

2. Lift weights- Muscle tissue burns calories. Pumping iron has significant weight loss benefits due to this physical phenomenon. The more muscle you have, the more you can eat and the more calories you will burn. Fat is not active tissue. When you replace the fat with muscle, your body becomes a more efficient machine. A weight loss diet accompanied not only by aerobic exercise but including weight training will cause the body to lose more fat. Muscle increases the body?s metabolism, even while resting.

3. Write down what you eat- Recording what you eat, when you eat it, how you were feeling before and after a meal and any other emotions will increase self-awareness. This will enforce that you are conscious of when and why overeating occurs. Writing anything down solidifies it in a way that is more concrete than thinking about it. It will keep you focused on your goals.

4. Focus on being healthy- Having the motivation to ?be thin? puts too much pressure on outward appearance. The focus should be placed towards a healthy style of living. Think about food that is healthy for your body, not which foods will add on pounds.

Follow the Food Pyramid for a healthy, balanced diet.

5. Get in touch with your mental health- Pychologists and nutritionists agree that overeating is usually a source of self-hatred or feelings associated with lonliness, depression, boredom, stress, anger or any number of other emotions. People tend to ?cure? the feelings with food. Learning how to eat for hunger and enjoyment rather than pushing down emotions with food will lead to healthier habits. Find out your triggers and identify them. See a therapist or psychologist for help.

6. Support- Long-term weight loss doesn?t happen overnight and it doesn?t happen alone. Find support groups such as Weight Watchers or any other group that is interested in offering encouragement and support for others in the same situation. Your local hospital or dietitian?s office can provide resources for you.

7. Portion control- Despite what mama might have said, you do not have to clean your plate in order to be ?good?. In today?s super-sized and over-portioned servings at restaurants, diners and fast food locations it is too easy to think the giant plate in front of you is what you are ?supposed? to eat, otherwise, why would they give it to you. These portions are not ?normal? and you can always eat half the plate and take the rest home. It takes 20 minutes for the brain to realize the stomach is full so chances are you are finished eating long before the end of the gigantic portion. Feeling ?stuffed? is unhealthy and you should aim for ?pleasantly full?.

8. Lose weight slowly- Water and muscle are the initial elements lost contributing to weight control. Losing precious muscle mass actually raises metabolism. Weight loss accompanied by a good exercise program is idea. 3500 calories equal one pound of weight. Small changes such as eliminating 250 calories per day from food intake and expending 250 calories a day by burning fat through exercise will lead to one pound of weight lost per week.

9. Eat slowly- Thin people eat slowly in general. Again, it takes 20 minutes for the brain to recognize the feeling of satiation before your body is cognizant of this fact. Take the time you need to fully enjoy and eat your food.

Audi A4: Bringing in More Power

It is the first convertible bearing four seats that Audi, the automobile manufacturer, has created long after the Audi Cabriolet. And this is the new 2006 Audi A4. This vehicle is a totally solid vehicle and a good companion. Audi has marketed this vehicle as the type of car that you would want to bring to different occasions and locations for it is elegant, smart, and will not embarrass you. The 2006 Audi A4 is only offered with a front wheel drive along with an automatic transmission. It is totally supreme for it has a restrained appearance unlike other vehicles on the road. This vehicle swamped the automobile market early last year, 2005.

The 2006 Audi A4 is good to use for it has the capacity to transport its driver and passengers through long distances yet still give them excellent comfort. The convertible's sports seats have a wide range of electrical position adjustments. Also, there is the option of utilizing leather upholstery, lumbar support and an adjustable thigh support. This vehicle is totally stylish and has a very sporty body. It holds a bumper that has large air inlets. Its xenon headlights have a titanium-colored surround behind the glass. And it also contains outside mirror housings that has been provided and sprayed over with an aluminum finish. Taking a view at the 2006 Audi A4's rear, one can find out the power exhaust tailpipes on both sides - this is quite typical for the Audi S models.

Far from being just a vehicle that has just been given a new skin, the 2006 Audi A4 convertible sports changes other than that. This vehicle now holds a substantially upgraded suspension. Under its hood lie two new direct-injection gasoline engines. Also, the engine has also gained some power. This vehicle now has the capacity to produce some 200 horsepower and around 207 pound feet of torque.

This 2006 Audi A4 also brags about a new steering wheel as well as a new navigation system although most critics have found that it is not that remarkable so it should not be something to brag about.

This convertible from Audi sports features like tinted glass, power outside mirrors that contain a defogger, an aluminum trim around its side windows, polycarbonate covers for its aerodynamic ellipsoid halogen projector headlights, heated windshield washer nozzles, fog lights for the front and the rear, an anti-lock brake system with vaccump ower assist, Sideguard? head protection airbags for front and rear occupants, dual-stage and dual-threshold airbag supplemental restraints with occupant sensors, front and rear passenger safety belts, active driver and front passenger head restraints, and a power locking system with a safety unlock feature in the case that the airbag deploys.

As Audi keeps producing cars with innovative changes, Auto Parts Deal maintains its lead on product excellence by its continuous supply of top grade Audi parts. Back Pain And The Office Worker

Back Pain and Facts

At least 120 million working days are lost every year because of people's back problems.

Back Pain and Facts

At least 120 million working days are lost every year because of people's back problems.

10% of all major back injuries take place whilst handling, lifting or carrying.

Nearly two thirds of adults mostly in their 20's and 50's, experience back problems.

Back Pain is the single greatest cause for time off work through ill health.

Every person complaining of back pain, and any related condition, takes an average of 13 days off work.
(Shocking huh)

Unfortunately, you won't find a magic wand to cure your back problems, but you will find that you can improve or prevent a lot of problems by adopting back-friendly work habits.

Manual Handling

If you think about it, we all manually handle throughout every day of our lives, but have you ever stopped to think just how you go about it...

Do you bend from the waist (naughty),
Do you twist without moving your feet,
Do you slouch in your office chair,

How do you pick boxes, or your screaming toddler up from the floor?

If you sat down and thought about the weight you lift during a normal day, you would probably die from shock because it probably run into tons... Ha, is there any wonder you have those aches and pains?

If you must lift something...

Bend your knees rather than your back,
Keep your feet wide apart to provide stability (This is really important)
Carry objects close to your body
Bend again at the knees to put the object down
When carrying loads, try and lighten them, i.e. try and break them down into lighter smaller loads and store them in areas which are easily accessible.

How do you rate when working in an office?

Make sure your chair is comfortable and adjusted for you, (not everyone else)

Sit so your pelvis is upright
Try and ensure your thighs are at a 110 degree angle to your trunk

Ensure the lumbar support of your chair fits the small of your back so it maintains the natural S shape of your spine

Ensure the armrests of the chair touch your forearms, when your shoulders and elbows are relaxed at your side (This helps to avoid strain in your neck and upper limbs)

Ensure the seat depth allows your bottom to be at the back of the seat with a two finger gap between the front edge of the seat and behind the knees. (Ensures adequate thigh support whilst allowing movement without obstruction).

Make full use of the chair movement especially when reaching for items such as the phone

Don't slouch
Alter your position frequently when using a keyboard
Move if you are uncomfortable. (It's surprising how many people don't)

Change your posture frequently to give your muscles a break
Take frequent breaks from your desk (And no it's not an excuse for a cigarette break)

Keep your mouse and telephone as close as possible (Allowing you to remain relaxed and in a natural position at your desk)

Ensure your monitor is square on so you don't have to turn your head to look at it. (Document holders are handy)

Ensure your screen is at arms length away from your face so the top of the screen is horizontal to your eye line.

The next time you are at work again, open your eyes, and just see how much damage your office job is doing to your back...You just might be shocked.

What To Look For In A Backpack

Do you know what to look for in a backpack? Now that your child has to carry a heavy load of books and other supplies back and forth from school, you need to think about buying her a back friendly pack. She of course wants a backpack in cool colors and you want her to have an ergonomically sound backpack that will last her for years.

This time you need to stand your ground. Let her choose a color from among the choices the company offers but she must have a back friendly pack. Pediatricians and parents are reporting an alarming increase in complaints of back, shoulder and neck pain, sometimes accompanied by reports of numbness and tingling in the hands and arms, which cannot be attributed to any injury or disease, other than too heavy or improperly worn backpacks.

The backpacks we see on most kids are not back friendly. The shoulder straps are narrow and not padded, which can put pressure on the nerves in the back, which can cause the tingling problems mentioned. There is no padding allowing the pack to bounce against the back as the child walks, also there is no anchoring system which also contributes to the bouncing which can cause repetitive impact injury to the back.

When you are shopping for your daughters back pack, look first for wide padded straps and a padded back in the bag itself, at the very least, it should have a waist belt which stabilizes the load and prevents it from shifting or bouncing. There are backpacks that offer additional protection, such as chest belts and side straps. The chest and waist belts put the weight bearing on the two strongest muscle systems in the body, the abdominal and back muscles.

Also look at the warranty. Some of the best backpack retailers offer lifetime warrantees. So ten years from now if a zipper breaks you can send it to the company for repair or replacement. No questions asked. One manufacture is using mini frames in the backpacks to help stabilize the load and reduce pressure on the users back. Obviously these packs cost more than the standard backpacks you get in a department store. And yes the extra features are well worth the increased cost, when you put it up against, the risk of possible damage to your childs back and the cost of buying a new backpack every year.

There is more than one company that offers back friendly packs and have the repair or replace warranty, and all of the safety features, so shop around until you find the backpack you and your child can live with. Do a web search for back friendly backpacks, safe backpacks or ergonomic back packs and you will get dozens of sites to buy your backpack from, and links to articles bout back friendly back packs. Also look search for wholesale backpacks, you can save mega bucks buying from a wholesaler.

Just remember that not all wholesalers will sell a single unit, especially to a non-retailer. Now that you know what to look for in a backpack, all that remains is to decide how much you want to spend and what level of protection you can afford.

Before You Sell Let Your Realtor Help You to Prepare

When preparing to sell a home, you may be dealing with a lot of mixed feelings ? for example, letting go of all the memories in the old house, yet looking forward to new and exciting adventures in a new one. It also is a very hectic time, especially if you moving out of the area. There will be the going-away parties with neighbors and at work, ensuring you have changed your address with everyone, and coordinating the sale of your home with the purchase of your new one.

Your realtor(s), both for selling the old home and for buying the new one, can be of great assistance to you in coordinating these transactions and avoiding the domino effect of the closing, moving and closing dates. Your realtor gets everyone to commit to a window of dates and also to stick to them. The realtor will get all agreements in writing and can place financial penalties on any party who fails to comply.

Curb Appeal

Your realtor is used to viewing home and property from the potential buyers perspective. He/she can be essential in assisting you to prepare your home with a strong curb appeal. It is important for your property to be visually appealing in order to attract more potential buyers and garnering a quicker sale.

The realtor will look at the exterior, which should be well maintained with trimmed trees and shrubs, nothing sitting around to detract from the property?s appeal, foundations without cracks, and well maintained and cleaned window casings, gutters, chimney, shutters, siding, doors and moldings. Anything that needs painting should be painted. If you are not sure, ask your realtor. Ensure the garage door always is closed when not in use.

Another area your realtor will review is the interior, where there are plenty of improvement areas that do not cost a lot to do but make a world of difference in buying appeal. Clean all the windows inside and out with no streaks. Make sure floors, tiles, tubs, showers and faucets sparkle. The same for kitchen appliances, especially ranges, ovens, refrigerator and freezer ? inside and out. Give the carpets a good cleaning, even if you recently did this. Ensure there are clean filters in the heating and air conditioner. Repair squeaky floors and oil squeaky doors. Ensure the faucets do not drip. Your realtor will advise you of many other inexpensive things that will add buyer appeal to your home.

Once your home is ready to show, your realtor will provide invaluable services to you. He/she will establish a fair asking price for your home, based on the location, economic conditions, supply-demand of the local market, seasonal influences, school availability in the area, the average home prices in the neighborhood, and the extra features and amenities of your home.

Next, your realtor will promote, advertise and market your home at no cost to you, using resources not available to homeowners who prefer to self-sell their homes.

Your realtor will schedule all showing appointments, negotiating times that are convenient for you without losing the potential buyers. The realtor will qualify interested buyers, weeding out those who cannot qualify for a mortgage; and then help you negotiate a sale price with the buyer.

Another service of your realtor is referrals for insurance, inspections, legal counsel and financing. Your realtor may even be able to refer you to a lender for a bridge loan, if you are forced to purchase a new home before you have sold your current one. A bridge loan helps, when you are forced to carry mortgages on two homes simultaneously over a short duration.

Rely on your realtor when selling your home. Experience in the industry gives the realtor a unique perspective that can only assist in a good sale for your home.

Interesting Activities For Your Toddler

It is not
easy to keep a toddler engaged. If you are having trouble with yours, these
easy activities can help you. Not only will your toddler love them but will
also learn a lot from them.

Toddlers
are notorious tantrum throwers. Their high energy and new found independence
often leads them to trouble. One of the best ways to handle their extra energy
and urge for something new is to provide them with interesting age appropriate
activities. This article presents some engaging activities that can provide
learning experiences to toddlers.

?

One of the
most loved activities is playing with dough. You can get play dough from the
market or create your own. Give your child a rolling pin, plastic cutters and
dough. You will be amazed at the type of shapes he creates using these and it
will really help improve his imagination and motor skills.

On a day
your toddler wants to be on his feet, you can play the shadow game. You will
also be able to enjoy the outdoors in this game and your child will learn more
about nature. In this game you can play goofy and act as if you are chasing his
shadow or that your shadow is chasing you. You can step on his shadow and ask
him to find yours and step on it.

?

Another
great game for the active days is chasing. Toddlers simply love being run after
and so you can give a new twist to this game by turning into his favorite TV
character or animal. Jump from recliners and other furniture pieces to
add adventure. You can become a roaring lion while he becomes a rabbit or you
can be the big cat Tom while he is the tiny mouse Jerry. Try options like
birds, fish, hen and others. And of course, remember to hug and kiss him when
you finally catch him!

?

You can
make story time more fun by using hand puppets. Take a pair of socks, draw eyes
and mouth on them. Put one on your hand and the other on your kid's. Now make
any conversations using this sock puppet and watch your kid getting drawn into
the game completely. You can teach him social skills with this game and also
make the old stories more amusing.

?

To teach
your little one color, you can make each day a color day. So if it is a red
day, you and your child wears red outfits, eat red apples, jams and tomatoes,
pick red flowers and cover bedroom set with red sheet. This will
make him remember the colors more effectively. To help him understand shapes,
you can use cardboard boxes of different shapes and sizes and create a train
out of them. Empty cereal boxes, take-out covers and other such throw away can
be used to create the train. Make holes and use string to connect the end of
one box with the front of the other.

?

If your
toddler loves cars, use bedroom furniture to start a journey.
Make pillows the car seats and bed, the car. Give him a circular plate to turn
into a steering wheel and take him to distant lands! You can show him animals,
fishes, people, vehicles and anything else while on the journey.

Online Real Estate Listings Are They Reliable?

Nearly everyone shopping for a home these days looks online either before or after contacting a real estate agent. Not only can you search for a home according to your desired price range, number of bedrooms, garage space and location, but you can see color pictures and in some cases videos, and forward them to your friends.

Does this mean that you no longer need a real estate agent to find a home? Well, not exactly. The online listings contain only the ?broker reciprocity? listings. Some brokers elect to not allow their listings to be displayed on other company web sites.

Besides not being complete, the listings on an individual agents?s or broker?s web site may not be up-to-date. It takes time and programming savvy to download the current listings which are only available to realtors. Some agents may do this daily, while others may settle for weekly or sporadic downloads.

Only a real estate agent is able to access the entire Multiple Listing Service. Your agent may also know of properties that are not yet listed, so you are able to increase your search considerably by working with a licensed real estate agent.

You may also receive quite a bit of additional information on listings that you have already browsed online, by getting the listing sheet from your agent. Most of the online databases list only a fraction of the listing information.

If you are looking for lakeshore real estate for instance, you agent is able to search for listings on a specific lake. If you are an investor, your agent can search for listings based on the length of time they have been on the market. He or she can also save these search parameters and recheck them for you as often as you would like.
